We met Jeff last year at our Historic Northside Business Assoc about this project.  I think this will be a huge deal for the Historic Marine and North Main.  It could be a huge catalyst for development along this long neglected stretch of N Main.

Funny you mention that, because I JUST saw the facebook post from Now.Town (Urban Fort Worth) and one of the comments... no joke... said "No hotels ! But Buisnesses !!!!!!!!"

...is hospitality NOT a business? 

I can understand concerns about gentrification. I won't blame anyone for being worried about that. But at least KNOW what you're talking about.

At what point is (Stockyards expansion) labeled as gentrification?

 

As a lifelong resident of the Northside and knowing the lack of development in the area for decades I say bring on the gentrification.  If it becomes an issue than we will take a second look but in my estimation it is going to be many years in the making to actually call it gentrification.  Also, the area has been in decline for a half a century so to see some signs of progress has brought pride and optimism to most of the residents I encounter. 

 

Of course, you can't make everyone happy and there are going to be some dissenters but those people are also going to be the first to say that the city and business leaders have abandoned and neglected the area.  I have met many of them in several neighborhood meetings over the past 4 or 5 years, and although they make a few good points, they seem to just want to complain and they offer no solutions. They also don't participate in programs that are positively impacting the community and several don't actually live in the neighborhood.

 

Finally, most of the development is along the commercial arteries and the areas immediately surrounding them which brings job opportunities and potential places to eat, shop and congregate without having to drive across the city to do so.  Again, a net positive to most residents in my opinion.

 

Question for you.  Do you think the gentrification that happened in Fairmount was a positive or a negative? 

My brother lived in Fairmount in the 80's and I went to Trimble Tech High so I know what it was like before the resurgence.  There are some downsides but I believe overwhelmingly that it was a positive outcome for the health and future of the neighborhood.

I have a listing for Primera Baptist Church within Architecture in Fort Worth.  Since it is such an interesting collection of buildings, I will take a look at the listing.  I was also aware of the nondescript and unornamented rear facade.  If my memory serves me correctly from historic aerials and from historic photographs, I believe those rear facades once faced an alley and the back sides of residential structures at one time.

If my memory serves me correctly from historic aerials and from historic photographs, I believe those rear facades once faced an alley and the back sides of residential structures at one time.

The earliest aerial view (1952) shows 4 houses on the lots behind the church.  By 1956 they are gone.

I guess from "memory" was from looking at historicaerials.com, or I was confused on the blocks.  They were actually demolished before my time.

I don’t have any backing evidence handy, but this isn’t the first time I’ve seen development news given a slight negative headline by the Star Telegram. Perhaps sign of the times, intentionally trying to get engagement on social media from the NIMBY crowd. Why not focus on the employment opportunities, tax revenue, and what it means for the neighborhood.

It’s not the best location, but it’s a lower cost option for people to visit the Stockyards.

That’s a good project for the area. Nice to see a reuse of that building.

I agree.  I think this project will help jump start more interest and development into the stretch of Main Street from Northside Dr to 23rd St.  There is some spillover already underway from the Stockyards but many of the developers I have chatted with never show any interest in the area south of 20th St.  Basically the area the city has deemed the Historic Marine District.

 

The area just needs a little TLC and it could evolve into something cool and lively and kinda create an entry point to the Stockyards from people driving North on their way from Downtown.

 

As for the Northside NIMBYs, I think their fear of change blinds them to the positives because all they have known are negatives.

Even though these buildings are outside the Stockyards an attempt would be nice to extend the aesthetic and design to these outer areas. My consolation is at least the whole parking lot isn’t facing Main st.

I remember driving up Main St towards the stockyards for the first time. The aged buildings with little set back felt like I missed the golden years of the street, yet it feels welcoming still. A dense corridor from downtown to the Stockyards would rival any street in Texas.

I looked up at my screen and thought I was in the suburbs for a second.  So absolutely no attempt at tailoring the design to be somewhat fitting of the Stockyards area or an urban area for that matter?  It looks like just the same cookie cutter Hampton Inn you'd find off of the interstate.

Agreed.  It's basically like they took a previous suburban rendering and building plan they used in Frisco and said "that'll do"

At first I thought it was an error and just a slightly shifted Hampton, but checking TAD shows that the owner (Stockyards Lodging LLC) is connected to Icon Lodging, which has developed a few other hotels in Fort Worth. 
 

 

So we have pending the following Stockyards Area Hotels:

  • 307 W Exchange Hotel (Dr. Ashai's / Eaglewood Hospitality project)
  • Stockyards Boutique Hotel (2414 Clinton Ave)
  • 2810 Clinton Ave Hotel (Stockyards Lodging LLC)
  • The Hampton Inn (OGC) at the old Carnival Foods lot
  • Stockyards North Hotel (OGC) (29th and Commerce

 

The land at the NE corner of Main and 23rd is owned by a hotel developer too. I heard years ago they were exploring options but not sure what the status of that is now.

I am in full support for this project.  Any time that a historic building is officially designated, I am in favor of doing so to preserve our history.  I'm also a big proponent of historic tax credits, which appears that the owner is intending to utilize.  Also, getting a vacant property back into use will benefit everyone.

This is the 3rd or 4th time I have read that this building being described as a "long vacant building" and that is not the case at all.  It was occupied and being used by Mulholland up until the building was put on the market 2 years ago.

 

There are so many buildings on the market now that in 4 or 5 years this area is really going to start to take off.  Also, heard from the owner of La Coqueta, the wine and tapas bar on N Main, that they plan to open at the end of May.  So looking forward to that as well

To be fair, it's north of the train tracks, where I personally wasn't expecting there to be an impact or change. 

An AutoZone on that block seems... fine, but I'd at least want it to be more urban built.

I thought it was particularly interesting that the owner mentioned that the Carnival withdrew their lease after the Fiesta opened across the street with an agreement that they don't lease to another grocer. Owner mentioned that other interested uses for the land included a Live Nation Venue, Gun Range and a Ojos Locos.

Mulholland Building zoning change was voted for unanimous approval by zoning commission. It was quite a long discussion at 35 minutes. Parking was a big topic of contention.
