Bud Kennedy

The Fort Worth ISD has sold the former Stripling & Coz department store at Berry/McCart for $9 million — no word on buyer

The district also officially sold Thomas Place Rec to the city for $1.4M and sold vacant land at Wichita/I-20 for $1.8M

I've noticed that this building is still owned by FWISD per TAD and no other movement. I wonder if this sale was cancelled?

When the buyers saw the building in person they threw up in their mouth a little and withdrew their offer.

Austin, to which FWISD building are you referring that they still own according to TAD?  I was a little confused by your post.

Sorry, I was reffering to the Professional Development Center at 3150 McCart.

That FW WESTSIDE RE INVESTORS LLC. address is the same as Fine Line Diversified Development (Sundance) and many other Bass family entities.

The property has been emptied and has had a chain link fence around it for about 2 or 3 weeks

I don't foresee them having the same power to leverage in that part of town; they're late to the game.

I'll take the other side of that. You're talking about a family that thinks in generations, not years like most real estate developers, and has basically unlimited resources to make this good. Money is not their sole objective. I'm excited about it.

If this really is a Bass entity, do they require investors and financing the same way other developers operate or do they just say "go" and it happens?

Their money is used as collateral, but they still finance their projects.

That's not always true. They owned City Center free and clear for almost 20 years and certainly own a lot more real estate that is not financed. Also "Bass" is not a monolithic entity. It happens that this particular one is the one with the deepest pockets.

One property, 2801 Cullen, has already been cleared. I think this was a yard for FWISD maintaince vehicles.

Number of Buildings: 10

Housing Units: 1000
Site Acreage: 34

For comparison here, Left Bank is (currently) at around 930 units and spans 37 acres. The Bexley Phase II and Lang Project will add another 500 or so.

This project really could be hugely catalytic in the same way Artisan Circle/Crockett Row was to that area. A new neighborhood, from the ground up.

Some quick research on FW WESTSIDE RE INVESTORS LLC.

https://opencorporat...s_tx/0803811441

TAD ownership records:

...

Here's a combined map showing the FW Westside RE Investors LLC properties in lime green and Autobahn Realty Partner, LP in aqua blue.

Can someone remind me what's cooking in the kitchen here or do we not know yet?  Last discussed was Autobahn moving to Shops at Clearfork.

tnW8BPh.png

...

With this December news, will all the lime green stuff be razed soon? But not the aqua blue stuff?

Presumably the aqua blue stuff will require the construction of the new phase at Clearfork for them to move to.

I've got a lot of questions - excited to see how they get answered.

-What will be the quality of this? We talking Crescent FW, high end? More mid-tier like Crockett Row/Artisan Circle? Lower end, somewhat suburban like Left Bank?

-How will development handle the huge blocks? The ISD HQ block is nearly 6 acres. Compare that to Downtown's 1 acre blocks or the 3.3 acre blocks around Crockett Row/Artisan Circle. Some of the blocks in the area are nearly 10 acres.

-Branching off the question above, will there be any new road networks built in? How will the traffic circles be handled?

-Will the waterfront along the levy eventually be incorporated in?

DMN picked up on this story and included several new pieces of info: https://www.dallasne...use-development

Dallas-based Larkspur (https://larkspurcapital.com/) is a development partner on the project. The qoute is to look forward to a vision in the "coming months".

Either the link is broken or it wouldn't take me to the article because of paywall.  It will be interesting to see what the entirety of the project will look like.

I think the rendering Steve put in his article was from Larkspur Fair Park or Deep Ellum.

SR2IPGGZRFARTNV5Z7ABFLXJTU.jpg?auth=93e9

boxy and blah

we can all have our own opinions on the design, but I do prefer this "boxy and blah" over the facades with needless set backs and push-fowards, 10 different exterior materials, and faux varried height parapet walls

No new info, but an article from The Real Deal a few months ago:

Larkspur, Keystone plotting 35-acre mixed-use project in Fort Worth
Will include retail, restaurants, entertainment and residences

https://therealdeal....-in-fort-worth/

Larkspur-Keystone-Plotting-Mixed-Use-Pro

I'm not gonna make any speculations. I was just trying to see what 35 acres looks like.

...this is the closest I got:

I went by Farrington Field this week and noticed there is a sign indicating the field is getting new turf.  Does anyone know:  Is that an old sign, or is FWISD planning on using that field for a while yet?

It got new turf fairly recently, looks like late 21 or early 22 going off Google Earth.

Even if they are only using it for another year or two, not replacing bad turf can be a safety issue.

Would really love to see it updated and turned into a minor league soccer stadium that could possible draw an MLS team in the future.
