A new condo development project along Galveston Ave between W. Oleander St & W Rosedale Ave (Google Map) just broke ground over the weekend. The project will consists of 15 condominiums along 3 lots - 1112, 1118 & 1120 Galveston Ave.  Each unit has 4 floors including garage on 1st floor and roof terrace on 4th. The owner of the lots on tad.org showed - EVEREST MOONLIGHT CORPORATION.

 

I couldn't figure out how to easily post the architectural design photos inside this thread.  :glare: If someone could update it so it's easier to view.

My sister lived in the building next to the lots. Great location close to Magnolia

Was there a sign on the property saying who is developing and info on marketing/sales?

The name does say "condos". 

 

Anyone know why a developer chooses to set the units up as condos instead of townhouses (fee simple ownership of land) when the units appear to not be stacked on top of one another?  I understand that if they are flats (i.e. one unit over another), it would be condominium regime. 

 

First impression is that this design is appropriate and a good way to get some good residential density in a part of the NearSouthside that lacks it.

I could be wrong but I think it comes down to the actual land ownership. On a town-home you're selling not just the built property but also the physical land it sits on, whereas with a condo you're buying the actual unit itself but the lot/land is owned jointly by all of the condo owners.

I talked to the GC - Kinod Home about this project and he mentioned about building "15 condos" on the 3 lots. There will be 1 bedroom  ~1130sf and 2 bedroom ~ 1300sf with starting price @ $250K.. I agree that it does look like a typical townhouse though. 

 

Most of the surrounding lots are owned by UT Southwestern. I would think the few remaining old houses in the back will probably be sold and demo for more of these type of residential development in the near future.
