I hear what you're saying Nitixope.  I think sometimes getting out and making an effort on occasions and just enjoying the music, being outside and just being amongst people is what I have to make myself do from time to time.  Sometimes the effort is hard but the outcome is usually better than what I assumed it was going to be.

I did prefer on the original concept the parking levels had the panel designs covering the garage.  What's everyone's thoughts on that?

 

I do agree with you about the orginal concept.  It looked much more unique and modern.  This one looks a bit more bland tbh but it is adding some new development to the north side of W 7th which I am a fan of.  Being able to see the cars from 7th street looks like a lazy and cost cutting design.  The rendering looks shorter and less imposing as well which is a bit disappointing.

This one is at Daggett and St. Louis, future home of Panther City Tavern, same developer did the building across the street.

I noticed that they lot that this building is planned for has been cleared of trees.  Maybe a ground breaking soon?

Hopefully this is good news but we have seen several proposals in the past that never materialized into anything but a couple of renderings then as quickly as the news came nothing was heard of again.  I hate being pessimistic because it's against my nature but we've been burned before.

 

I think that there's two big differences now. A. Other developers are pulling off highrise residential and B. Dart is a big name that can get stuff done. 

 

 

It also mentions they are working w/ local economic development on adding an office component to land a corporate hq. Maybe the mystery NW company?

 

Yes that is true Austin.  I am a member of the FW club and run into leaders with DTFWinc and other business people in FW and they keep talking about a new wave of interest coming into the city from developers that are seriously looking at FW for deals and opportunities.

 

Also, wouldn't it be awesome if the office component could land that mystery company and said company would look at creating in DT FW something along the lines of what Amazon did to the South Lake Union area in Seattle?

It’s going to be tall. From the rendering It looks like the library sits at the base with the high rise section above. This might actually surpass the Burnet plaza as Fort Worth tallest. At any rate we’re going to get at least one tall building out of this, which is welcome news.

A new tallest would be welcomed news to everyone on the forum.  It is time.

The supertalls are going to be a stretch. We dont have the magic yet aka rents (dont know if we ever will). I still dont understand how our 800 acre island is going to attract development. People can build on it right now and are largely choosing not to do it. So is it going to be 100% residential with donuts.? I think the truth is that Fort Worth is not birthing innovative companies at the same rate as Austin. Largely due to the fact that it lacks the same talent pipeline. UT is a machine. And Austin doesnt compete with Dallas for talent. Again, thinking were making the mistake of the century by not building AM on Panther Island. Fort Worths Urban environment is huge. We have plenty of infill opportunities already. What is going to make this island more attractive to corporate relocations than downtown? And I think our downtown is top 2 for walkability in Texas. Please dont say the lake thats going to be built.

People are not building on Panther Island because the plan is still in flux without a genuine direction.  No one truly knows what Panther Island is going to be so that is what is causing lack of interest from developers.  I agree that A&M would have been a great development but that ship has sailed.  At this point, it's crying over spilled milk.  Panther Island will develop but it's far from ready for development.

 

Also, I don't want to use Austin as a model for our growth.  I travel quite a bit and love very urban cities with dense walkability if possible but Austin is not that.  It is a jumbled chaotic mess IMO.  When i visit there it feels like a city that is trying too hard because everything going on there is new and without precedent.  You can't compare FW with Austin.  Austin does not have another large city that is vying for businesses and talent right next door.  Fort Worth has to forge its own path and grow organically because we are pretty much starting from scratch.

Yes, I actually like it for some odd reason. I think we need lots of units in the CBD to help with vitality these days and the sooner the better. There are many other places to build tall landmarks.

You are right.  We are not short on parking lots to build on.

It appears that construction (or at least dirt turning) has started on both phases of this.

I'm really looking forward to how this area starts to change as more residential comes.  I am also hoping some mixed use develops to really transform the area.

Phase 1A has been completed for quite some time.  At least a year in my estimation.  I haven't been on it on a bike but I have driven past it several times because I love driving along Cahoba for fun because of the topography and lake views.

Erosion barrier is up at the site.

 

At last year's meeting, the developer said they wanted to break ground q1 2023, and here we are. 

Hopefully this one will get going soon!

Funny, I was going to post this on Tues but got busy and didn't have a chance to.  Fingers crossed that this moves forward

TLA you are right about it sometimes feeling dead.  I think it's because most of the parking is behind the businesses which is great but also people just don't walk here.  I was out with a friend and we had a drink at the usual and then Lazy Moose and then we decided to go to Shinjuku Station and he wanted to drive there.  It took some arm twisting but I finally got him to walk there which he liked but then complained the whole way back.
