To start, here is news about the Northwest Commerce Park, next to Texas Motor Speedway. 1.1 million square feet in three buildings on 66 acres, due to open in December.

Try as I may, I just can't unpack that statement. What does that even mean?

There's a large pocket of warehouse labor in south Tarrant County that is commuting out of the area for work in those same positions.
The labor market is very tight, with lots of tenants looking for labor more than available space (which is also tight). Those tenants will be able to be supported with the existing labor pool vs. having to search outside of the area or compete with neighbors for the same set of workers.
It's a conversation that user of spaces like this project will have in addition to other economic fundamentals (lease rate, term, ingress/egress from the site, proximity to rail/freeways, etc.).

The post about the new speculative warehouse project near Alliance stirred up something I wanted to note here. The amount of warehouse construction south of 820 and west of 35W that's happening right now is absolutely staggering. I went to my parent's house in Everman last weekend and I exited 35 at Alta Mesa. I meandered through the maze of detours because of the road construction on the side streets in that area. There are new warehouses going up on both sides of Will Rogers around Alta Mesa, Joel East, and Everman Pkwy. That's on top of new ones along 35 to the south of Everman Pkwy.

There are a couple of huge warehouses going up east of 35W and south of 820N, along Sylvania. I hadn't been up there for a while, but they are well underway. Huge formerly abandoned industrial areas that had old railroad tracks thru them but nothing else.

OMG, 150' tall...that's about 15-stories. My guess is this is going either far north or far south of town, maybe north Burleson. I didn't see an address yet.

The new Majestic development off of west loop and Clifford. Absolutely massive building, feels like it is a half mile long.
