Community Trust Bank to build near downtown

Only one problem for me. They are going to build on the lot that I have wanted to buy for 6 years. (Never negotiated with anybody, just wanted to buy the building)
I mentioned on this Forum previously that I think it is one of the most superior locations in Fort Worth. Edge of Downtown, West 7th street, near the river, up high with a view. I wanted that land. It is the 1507 West 7th building. You all know the building. A run down two story building that needs a good bulldozing. The bank is apparently going to buy or likely has bought that property and all the property on that little block. It is one of the reasons I figure that old building was a good buy as the land around it was vacant and for sale. You may remember that I talked to the children of the owner, when the owner was hanging on in the hospital. The kids (like 45 years old) were very excited about me buying the building. We did not mention a price but they told me they needed to sell it bad. (I looked and the property taxes had not been paid for several years.) I gave them my business card and asked them to call me. Told them I would pay cash and did not care about the condition of the building. Walked home and told my wife we were going to buy a building. I was going to offer like 400k, hoping to buy it for like 500k. But they never called me. (I gave the whole family like 5 business cards) Was pretty disappointed that they never called. Wished I had gotten their phone number but I had nothing to write on as I was walking to Target. (Go figure)
Anyway, a year later I saw a for-sale sign on the place. I was pretty devastated. And the asking price was One Million dollars. Much more than I was willing to pay. (Not saying it wasn't worth, just that I was not willing to gamble that high.) As the months went by and it did not sell, I still thought about offering 500k for their million dollar listing. But did not get it done. Then a month ago I noticed the for sale sign was gone. That is surely likely to be one that got away from me. A GREAT location.

I vividly remember your post and speculations about the potential for the site. (you may also recall I avidly agreed with your conclusions) Obviously, your instincts were spot-on and had the heirs sold to you at $500k you might now have some major extra holiday cash in your pocket. Real estate opportunities are like that...they sit around largely unnoticed and ignored for years until someone with vision recognizes their potential. The whole West 7th corridor has exploded in the past few years insuring the area still has enough development momentum going to carry it through this recession even if it drags on for awhile. (wish I could say the same about my Samuels Avenue neighborhood where development came to a screeching halt in late 2008-we still need to sell and relocate out of the area)

I can't remember where, but I posted the renderings for the new building a while back. I'm not sure when they plan on breaking ground.

I don't know much, but it seems to me like they are not building anything on that lot now. If anyone knows anything I really would like to know. It will be cool to get all this empty space in Downtown filled.

They've run into a problem essentially with the bank regulators. Community Trust only needs about a quarter of the building. The regulators don't want banks engaging in real estate speculation, so Community Trust needs a development partner to take on the develpoment risk, or they have to scale back their design so that it's mostly just them. They haven't found the right partner yet so they're in a holding pattern.

We sure do seem to have enough banks and bank buildings. They build, stay for a little while, vacate, occupy a different vacated branch building like a hermit crab. The repeat...

Nice - I imagine the upper floors would get a pretty awesome vista out over the Trinity. That site's kind of at the peak of a little hill, right?

I wish that spot could be used for retail. Restaurants on Summit would be help build momentum for that area.

Looking at CTB's existing product in the area, the odds are that it will continue the industry's popular trend of small retail/auto drive thru model.

There's a massive world of possibilities between "suburban drive through bank" and "60 story office building."
A modest 2-4 story bank that is properly situated with the street and sidewalk and hides any drive-thrus as well as possible would be better than what Jeriat is dreading (such as the thing that Bank of Texas built down the street).

I'm not begging for a skyscraper or highrise. I'd be perfectly fine with something in the 2-4 range.
I just want to see the space (and that section of downtown, as well) be built to be more urban...

Unfortunately even if something urban is built there, that stretch of 7th between Cherry and the Trinity seems to be a long way from ever reaching its potential as an inviting urban gateway into downtown.

I believe Origin and Community Trust are related, but not sure.

The Certificate of Appropriateness being requested is for an 8-story project. I count only 7 floors in the artist drawing in Post#35. Am I missing something?

It looks like the 8th floor is set back from the face of the building. It could also be that it is some sort of mezzanine in the 7th floor units.

It also looks like the sections of the building that are finished out in gray and brown have another floor at the top.

That the bank proposed for 7th @ Summit is building a two story structure just to meet its needs and nothing else.....This seems as a missed opportunity at a reasonably prominent site.
Seen a few things about this recently. Here's an FWBP article on it.
Several recent UWS new constructions have been disappointing and suburban, (the Bank of Texas branch immediately to the West of this development...
It is worth repeating again, Community Trust Bank (CTB) missed a great opportunity to do something impressive. Their new neighbor, Origin Bank wins the bragging rights at this crossroad.

My initial reactions are very good as well. Attractive architecture, retail along 7th, handsomely addresses the sidewalk. It looks to me like there is a parking podium on the lower 2 floors (behind the retail), so I'm curious if floors 3-7/8 are apartments all the way up.
This is exactly the type of building that should set a new status quo for downtown west of Henderson.

You're correct; it would be Trump uncomfortable.
I confused the two of them in my mind as who is whom. With that confusion cleared, it certainly will not be as confusing to determine which of the two bank buildings will command the greater attention.

Here's a graphic of everything going on in the Upper Westside area. Currently, just over 1,000 units of apartments are going up in this area.
This is probably a case of "knit-picking" but I believe in referring to an area by its historical name. And even though "Upper West Side" sounds swanky, I think it would be appropriate to call the area by its historical name - "Sunset Terrace". IMO, so much could be said in a positive, marketable way if the word Sunset was used in branding projects and new developments for this neighborhood.
This also is consistent with my feelings that "Left Bank" is a brand that is being imported from elsewhere and thus feels out of place here. The developers of Left Bank actually have a perfectly good marketing brand for that project area: Westwood.
Wouldn't it be great if there was a historical clause placed in the guidelines for future development?

I believe that Sunset Terrace is only the name of the street. Historically, the area was called Quality Hill, but I think the actual subdivision or the addition to the city was called Jennings West.

Thanks for correction. Either "QH" and "JW" or any of the historical names are better than Upper West Side. I can not imagine any developer being given the liberty of re-branding neighborhoods like Arlington Heights, Meadowbrook, Diamond Hill to some glossy marketing campaign.
It would just be wrong.
