So . . . I know things haven't been very "upbeat" around West 7th, specifically where the nightlife is... which is ironic, given that it's arguably the most successful part of the area.
But I said I would do this for the western edge of the core, and might as well start now. And I'm starting with one because I feel like I'd have a lot more research to do with this area.

Although I like the idea of a Walgreens I just don't think it will work in that location. I work a lot in commercial real estate and commercial insurance and it is missing 2 key elements. Visibility and Parking. No one will know it's there unless you live in Artisan Circle. Also, despite the residential and retail in the area there is very little foot traffic, like you mentioned, during the weekdays. If it was facing University or W7th I think that would make it much more viable.

If you get a chance, the Red Stripe Chicken at Jamaica Gates Caribbean Cuisine (1020 W Arkansas Ln, Arlington, TX 76013) is good. The place has been around for years which is saying something in this day and age.
