With that fence going up last week I'm suddenly curious if we'll watching "dueling" projects going vertical for both this and the project across from the Modern

 

Yes please, I would be totally ok with watching dueling projects.

They still need to remove this AT&T Yard.  I bet that's going to be a fun job for somebody.  We taking any bets if it is still there in 3-months?

 

 

Does the developer typically pay for any of the cost to move the yard?

Over the past week new utility poles have gone up along the rear of the property and the property line with CVS, I'm guessing the power lines that bisect the site are soon to be rerouted and then real progress can begin

The more I look at this site, the more I dislike it for this project.  It just seems inappropriately sized for what they want to build.

 

I understand what you mean; the site plan from post 43 in March 2021 looks super dense to me, but I tell myself that this is what we want: dense neighborhoods. I'm crossing my fingers that it will work out well.

One item to note for this, that isn't clearly visable in this image, on the far eastern property edge, adjacent the CVS parking lot there are 3 power poles that have had new transformer things installed over the last couple of weeks. Driving past this almost daily over the last few weeks it very much looks like they are working on having the power lines moved/rerouted so more ground work can begin

In my personal fantasyland, they underground the powerlines hanging off the three on-site poles plus the two poles across Camp Bowie to the south, thus eliminating a bunch of overhead wire plus the poles at all five red circles shown here:

This week I've seen the construction workers doing tight and intense underground work at the corner of Dorothy and Camp Bowie. Maybe this is utility relocation; a lot of digging and trenching going on.

Maybe it will blend in the neighborhood.  Aside from the design, the magnitude of this project is remarkable and, maybe, it's addressing what is thought to be a housing shortage in North Texas.

the reduction in the number of homes was a "compromise" offered to neighborhood NIMBYs to placate some of their opposition to the project

Seems like some of this work was putting in a new curb? I think it sticks out further into the street than the old curb.

I bet the neighbors love that.  Couldn't they use Camp Bowie to Montgomery instead?

 

 

 

Now that I think about it, I seem to recall reading about that route in order to protect the bricks.

 

 

The problem with going down Camp Bowie is the damage the heavy trucks would inflict on the bricks

I remember once here on the Forum we had discussed making a bet on which project would break ground first between this project, Museum Place and Deco 969.  At that point this property was getting already getting cleared.

About half of the ground floor is poured it looks like. On the East end they've started to go vertical, including the valet lane V columns.

They most likely don't have a planned restaurant but instead have a space for said hotel for lease to any restauranteurs

I had the same thought! On the left side of the second photo you can see a similar metal staircase, at the north edge of the building.
