Mystery $155 million mixed-use development in Southeast Fort Worth

This  Fort Worth Report article has been talked about a bit but I wanted to start a seperate thread on one particular project hinted at. It's said that an announcement is "coming soon" from the city. No site has been identified. 

 

What we know:

-12-acre site zoned for commercial development

-Mixed use with offices and storefronts

-Local, women, minority owned developer 

-Already has a conceptual design

-Somewhere in SE Fort Worth, likely District 8. 

 

Anyone want to take a guess on this?

There is another clue in the article, that they are negotiating with "the landowner" -- as if it is a singular owner.

 

That would be about a 723 foot square.  Presumably on some major roads.

 

I wonder how aspirational that $155M number is?

 

I know that there are always other, sometimes inequitable reasons that re-development is slow in an area, but I do tend to think that if they numbers penciled for a project to be profitable / sustained, more commercial developers would be working on the area.

 

Hopefully this indicates some funding method that jumpstarts things and that helps the area thrive.  At that development cost, just about anywhere in the city, it seems like the expectation has got to be the ability draw in from a broader part of the city.

My first guess was the former Sycamore Creek Golf Course at E. Vickery.  It certainly could accommodate 12 acres of development.

Third guess was Masonic Home, I thought I had posted some additional single and multifamily development over here but they already have quite a bit of commercial / retail development at Berry and 287.

 

Fourth guess, I posted about the Cobb Park new 30-acre development a few weeks ago.  That was a singular land owner / they own MICA Corporation.

Fifth guess was the proposed site to be developed either Glen Garden Country Club or the old Ellis Ranch property off of Rolling Hills Dr. which was the site of Caddo Guidepost.  I'll need to dig up that HCLC application to clarify those details of the Designation Case.

The City probably said, you get enough park south of Vickery, we're going to develop the part north of Vickery:

This just hit Accela too, a new UDC case but not active/clickable yet:
 
A phase of the Stop Six Choice Neighborhood Transformation Plan adopted by the City of Fort Worth in 2019, the project consists of 23 buildings over 3 blocks. 22 buildings are comprised of varying sized, multifamily walk-up apartments and will house 278 units. All multi-family buildings will be 2 to 3 stories and be a mix of garden type and townhome type units. Buildings are scaled from taller to the north and lower in height and scale to the south to blend in with the adjacent neighborhood south of Pollard-Smith Avenue. Amenity spaces will include a pool with pool house, fenced dog park, various playground and shade structures, lighted paths and open park areas. A linear park along Avenue G provides an accessible walk path and acts as a connector between the neighborhood, other phases of the Hughes House development and the future community building to the adjacent lot to the east.

As usual, I jumped the gun and may have confused multiple preliminary project postings. This one is Hughes House Ph. II of III and there will also be an aquatic center element to this. It was just pre-filed today so it might be completely separate from the $155M project in this thread. Later on when Im back at my computer I might move this over to the Caville Stop Six Thread.

E. Vickery Multifamily finally hit Accela but I don't think this is the big mystery project mentioned in the FWR.  This sounds like a small apartment building or quadplex.
