Downtown has a few nice projects going on right now. "Downtown" is only  single block of commercial buildings but some exciting things are happening in the area

 

Mellow Mushroom Pizza opened last year at the corner of Broad & Main and fits in decently well. I don't have a great picture of it but you can see it at the end here,

In the past few years, several murals and paintings have been added throughout the area. Here's a small sampling,

New Patio going for the local Mexican food space,

Farr Best Theater has had a bit of a kerfuffle. The previous owner was unhappy with the city and shut it down, but plans are in the works to get it reopened.

Some new houses are being constructed around the old neighborhoods. These new constructions are designed to fit in with the architeture of the area. Here's the first and so far only to be completed.

And several of the older homes are being refurbished.

And now looking towards the future,

 

"The Lot" is an outdoor stage space. It should be done before May.

"The Backyard" is currently proposed just south of Mellow Mushroom. It has 3 restaurants spaces and a focus on an outdoorsy feel. Twisted Root and Quincy's Chicken Shack are moving in. This will sit on a creekside trail.

Further up Main across railroad tracks is a proposed 3 floor apartment project. This will also connect directly to the creekside trail system.

How long before Mansfield starts pining for transit to/from their downtown area?

How long before Mansfield starts pining for transit to/from their downtown area? 

 

 

Well there are freight tracks right next to downtown so there's a right of way straight to DTFW. But I doubt it's something the residents here would want. The council, on the other hand, might like to see rail driven growth. Not sure really.

At least that goofball has taken down the anti-Mansfield messages off of the marquis. At one time, he was painting his own anti-city graffiti on the building.

I would think that area is screaming for a Babe's.

There used to be a great restaurant on Main just to the south of Broad at the old cutoff to take 917 toward Lillian. I haven't been there in probably 17 years, so the name is escaping me.

Jalisco's is in need of expansion.  I have only been in there one time where the place wasn't crowded.  A couple of other times, the place was packed.  However, I will say that I don't get down there that often.

Just about a year later, here's some updates

 

-The homes along Alvarado street are finished. Here's a listing of one.

 

-The Lot is finished.

 

-The city has purchased Farr Best. Not sure what they plan to do with it.

 

-The Backyard is under construction now, just about all framed up. I'll post pictures when it's done. They even preserved the old gas station, will be a neat space.

 

-The Lofts on Main is going vertical. It will actually have 4 buildings and will be 4 floors and 315 units. It's only 3 floors along the street.

 

-A brewery is coming

 

-Another small residential area is being built on an extension of Philips Court with period style homes.

Ugh really annoyed all the photo links broke. I'll get to fixing those soon. 

 

In the meantime, here's some exciting news. S. Main street for a few blocks near downtown is going to be rebuilt as a complete street.

O.K Carter has this interesting take on Mansfield, article in FWBP.  I didn't know Mansfield's population is now 75,000.

That surprised me too. There's a ton more development too, the city will be out of room within the next decade or so I'd guess, if this pace keeps up.

My wife worked at a school near Debbie Lane and Walnut Creek in the mid-90s. You could look east from there and there was absolutely nothing between there and 360. Now it's packed with houses.

That means Mansfield is now Tarrant County's third largest city (counting cities where city hall is within the county).

 

Mansfield surpasses North Richland Hills for title of third largest city (or, better yet, second largest suburb).

Mansfield's vision for the new 72-acre Super Studios is Netflix, HBO, Hulu, Paramount Plus and Peacock originals using the space.

Anything happening with this?  Looks like a possible employment possibility for my son.  He's currently a master control tech for one of the local stations but I think he'd be interested in production.
