One of the biggest differentiating factors is the floor to ceiling windows. You can't get those in stick-framed apartments. The only low-rise rental that has larger windows that I think of is the Crescent Residences, and that's cause it was steel framed. (steel & concrete, being stronger materials, allow for larger windows). I imagine the concrete is also a lot quieter than competitive properties. 


Hopefully the leasing starts to pick up...

Also worth noting that there are still three garages with free parking on nights and weekends: The Tower Garage (right across from Chase Bank), 777 Main garage and City Center #2 garage.

Those numbers do not seem very high.


I was thinking the same. I noticed yesterday that there's only one or two patios with furniture, and those might be the show units, so I'm not sure if move-ins have actually begun. There's still a bit of facade work going on at the south side and the pool area is nearly done, but still had workers in it. 


Another factor, rents right now are fairly low across the market and rent growth has been stagnant. The Deco website mentions up to two months rent free if you sign up soon. 

I honestly have no idea what amount of a building would expected to be pre-leased. Hopefully this isn't too concerning of a sign for future developments.

There was a big effort to re-do Main st through downtown, including a new city hall and central park area. It's really one of the nicest design of an urban street in the area.

I counted up the number of units available per the website. Of the 302 units, 276 are available right now, meaning about 8% of the building has been leased. 


Update one month later, 10 more units have been leased as only 266 are available. Up to 12% occupany.
