^^This went before zoning in 2019. Heres the siteplan from that time.

Another apartment building, not many details except location and a siteplan. Seems to be Toll Brothers.

I didn't realize Overture also has a property by Ridgmar in addition to the one they are currently building in River District:

I wonder if this trend of building senior living within a stone's throw of the Trinity Trails is just getting started? (Stayton, Tradition, Overture, Trinity Terrace)  

If so, where else do you predict seeing additional senior living communities arise?

Thats actually a perfect shot of the site. Its that big area right in the front-center looking down the west side of Athenia. Also a nice shot of Crestline in the background.

BTW, is Lettuce Cook any good? I see their triple roof structural in the lower left front. Never tried it.

Looks like a new distillery is coming to 113 Roberts Cutoff pending a zoning change. 

 

 

Blue Flag Distillery

Zoning change request from I to MU-2
The developor of the property is currently under contract to purchase the land, and will need a zoning change to develop the property to a craft distillery and tasting / event venue. The property is currently zoned "I" and we are requesting a zoning change to "MU-2". The property is currently vacant, with an approx. 1800 sf house and misc. outbuildings. The intent is refurbish the house, provide outdoor patio spaces, and possibly construct a small building for the distilling process (pending purchase of neighboring property).

Interesting the differences in that whole stretch of Roberts Cut Off between the current Street View and the 10-year old one. I did a little virtual drive on it yesterday because I have vague memories of that general area and it struck me how dingy and run-down it looked. The old Street View you just posted looks so much nicer - not just because things have 10 years less of aging but because of the time of year the pictures were taken. Some of those trees, bushes and vines may be more overgrown now but they and the lawns look much better in fall green than late winter brown.

Yeah, that just caught me off guard at first, those guys standing there but it could be they were looking at the property to buy it / renovate it.  It's nice on these main drags having street views only a couple months old.

That little house is zoned "I" for light industrial? Seems odd to me, how come it's not residential? In any case, seems like a nice spot for a distillery / venue.

Totally a fan of density but truly saddened by the number of trees removed here. The parking lot trees will never get to be as big and beautiful as those that were removed.

That was always one of my favorite views biking from White Settlement Road looking west toward the low water crossing, I couldn't resist pulling out my phone and snapping a photo almost every time.  Now we have just another dull-looking apartment complex.

The drone offers a pretty interesting view of the unique mix of housing that has emerged in the area. SFH, rowhomes, big wrap apartments, small apartment buildings, garden apartments... lots of variety.

I know certain areas would take issue with it, but maybe just having a stop in the River District? 

Route it from Central Station to Lancaster to University to W.S. to Ridgmar and back?

Just checked and was surprised to learn that there's no bus service, BRT or otherwise, running the length of White Settlement! Would have expected one to be there given that it's a significant corridor. smh

And that's the main reason why I brought it up... that neighborhood is still in Fort Worth, btw, which makes it even more puzzling.

Route it from Central Station to Lancaster to University to W.S. to Ridgmar and back?
 

 

Make it interesting:  Have a shuttle from Ridgmar to Building 200 at Lockheed, running at 10 minute intervals during shift change times (6:30-8:30 am, 3:00-5:30 pm).  A bus line like you suggest plus another connecting Ridgmar to Altamere - SW Blvd - I-20 as far as McCart or Hemphill.  I could use that for commuting.

I don't ride the bus so I can't really comment, but why do so many west side routes go to Ridgmar anyways? It's deader than a zombie movie out there. There are apartments near there which should have service, but the mall itself is a bad location.

The mall is still on life-support... people still work and (somewhat) shop there. 

 

 

 

My gut was to say that that Trinity Metro uses it as a transfer center, but it's not on the official list.

I drove along Athenia Dr. and the area south of White Settlement Rd and the area has really changed and is coming together.  Not sure how I feel about it but it is definitely going to get dense.

I drove by this evening on White Settlement Rd and Trinity River and noticed this SOLD sign at Kite Farms.  Not sure, but do you think this 27.73 acres will be developed into single or multifamily?

That is too bad. I would have liked to see this retained as a farm or an acreage. Between pad sites, mixed use, multifamily and single family developments, much of the natural beauty along the Trinity has been ruined in my eyes.

as for rezoning etc, I've been told Westworth Village is VERY protective of their single family zoning, so it seems (sadly) unlikely that development found on the eastern bank of the Trinity will continue westward
