It sounds a bit like this may not even be a permanent use, but a nice way to activate an otherwise unused building for a with minimal investment required.

That's what I gathered from Bud Kennedy's article.  I take it the building is in better condition since they've been making slow improvements.

In the rendering, the cyclist with the messenger bag is so 2013.  :P

Austin indeed had posted the rendering back in March but I'll leave it for now since it has site plan with it.  Viewing just the ground floor plan threw me off for a minute because it makes this bldg look tiny when in fact most of the building is elevated over the parking / site.

(apparently the built-in forum search tool doesn't work as well as google does esp if using a phone.)

TMA-CHA is working on another similar looking project in the Near Southside. I thought it was supposed to be at the NE corner of Oleander and Galveston but might be getting that wrong. It's on Glaveston somewhere per the post. 17 units + 6,500 SF of commercial space.

I'd like to see a lot more of this type of building go up in the area.  It looks like it is residential with some sort of retail which is why they are calling it mixed use; I hope that is the case.

This would be nice if you owned a shop or a small firm and wanted to live close by your business or essentially still "work from home" and have your own space for meeting clients.

AHA! This is one of my projects since I started at MMA. I've done quite a few surveys in Fort Worth for urban projects but since I am one of the first people in (sometimes when they just have a contract for sale), it takes a long time to see any action. I can't really discuss them until they are officially announced, but cool to see the project pipeline moving.

The press release is from March but I just noticed the building today and didn't see anything posted about it: Daggett Avenue Development Will Bring Wine Bar to the Near Southside

The Near Southside is getting a new place to unwind with a glass of wine.

Located at 305 W. Daggett Ave., just west of South Main Street, the wine bar will be called The Holly and specialize in small-batch, natural wines with little to no additives, says owner Elizabeth Mears.

I like this development, but I find it a bit weird they painted the brick.

Here it is before the paint.

Austin, it is not that uncommon for an architect to specify a brick to be painted as a part of the design for the project. It just depends on the "look" he is trying to achieve.

I walked down Magnolia after the Downtown walking tour...There's a TABC permit posted on 1000 W. Magnolia Ave for a new restaurant. Looks like Mamma Mia's used to be in the spot, but that predates me living here. Hopefully this livens up this block of Magnolia.

I did some sleuthing of the LLC on the sign. The owner on LinkedIn is looking for an "Executive Chef/Chef Partner". Here is the restaurant description:

We're looking for a top-notch chef to join our team at Fort Worth's most exciting new concept coming soon to Magnolia Avenue. We're building an "Eclectic Steak House" dining experience with a comfortable, yet intimate dining room and a chef-driven menu. Let your imagination run wild and show off your technical abilities!

Across the street, Fort Liquor seems to have all their shelving assembled inside. Looks like it will open within the next few weeks. Notable that they ripped out the side patio and awning. It's now parking.

I was waiting for one of you to jump on this since I was tied up.  So this was Mamma Mia's and Palmero's at this location prior?

On a side note, even though they are using the fox as their logo, at least we don't have any naming conflicts with other past and present fox-themed restaurants: Silver Fox Steakhouse or The Fox and Hound.  Mr. Beast is opening (or attempted) to open a chain of burger restaurants, that could actually work in their favor with the influencer crowd thinking it is one of his start-ups.  If you don't know who Mr. Beast is, it won't take you long to find him on youtube with 66.8M subscribers.

It doesn't exactly pull me in.  I prefer comfort food to "chef driven" stuff (whatever that means), although I realize some chef driven restaurants do good versions of comfort food.  Don't even know what to think about "Eclectic Steak House"

Searching the forums for "701" gets me zero results, so figured I'd stick this here:

https://the701fw.com/

I ate at Shinjuku Station this week and chatted with the staff about this construction project behind their building, but forgot to take pictures. Has "The 701" been discussed on the forum before? Seems like it'll bolster an already pretty-great neighborhood / intersection with additional retail and office space.

I went to the main fortwortharchitecture.com introduction page and then clicked the "Search" bar.  After that loaded, all I typed in was "701", and it yielded the thread you were looking for on the first page.

Maybe the new forum upgrade will have better search capabilities.

I don't think that you are.  The forum's search function is not very good.  The main website's search function is better, but it searches all of the website "Architecture in Fort Worth", so you might get listings of the individual buildings along with forum threads.
