The City will place the $225,000 in sale proceeds in escrow. Later, the money will be granted to the developer after certain criteria are met, including spending at least $40 million on the project and completing it by Dec. 31, 2026.

 

Huh? The City is going to give the sale proceeds back?

 

Edit: nevermind, I should have read the earlier post that laid out how and why the $225K goes back to the developer:

 

On August 3, 2022, the TIF 4 Board authorized $3,300,000.00 to support the Project through the reimbursement of certain costs relating to street, streetscape, and other public improvements. To facilitate the development, the City intends to convey to the Developer the City-owned property located at 700 W. Vickery at the property’s fair market value of $225,000.00 as determined by an appraisal obtained by the City. The proceeds of the sale will be used as a grant to the Developer through an Economic Development Program Agreement (“380 Agreement”). To qualify under the 380 Agreement, the Developer must spend, or cause to be spent, a minimum $40 million on the development of the Project, with certain additional requirements relating to minimum hard costs and business equity spending for the Project. Completion of the Project must occur on or before December 31, 2026. In addition to the requirements necessary to earn the 380 Grant, performance by the Developer will be secured by a right of first held by the City and an escrowed amount of $225,000.00 payable to the City in the event of a Developer default. An M&C will be placed on the October 25, 2022 agenda for City Council consideration with the recommendation to authorize a purchase and sale agreement and 380 Agreement, and any other related agreements necessary to facilitate the Project as outlined above. Took these August 4th after JBB posted. I like the skyline view from this spot. Looking forward to the development. The street has been re-painted, giving me a better sense of streetscape once complete.

The restaurant looks nice and the pocket park is seen here too in this view. You can also get a sense for how they are redeveloping W. Vickery along there.

I like the latest renderings.  The rhythm of the townhouses and MF buildings looks good. 

Love the use of the land over the immovable storm sewer as publicly accessible open space (exp next to a restaurant) and the way the streetscape along Vickery looks in the rendering.

 

The rendering shows the freeway entirely screened by  trees.  If they can add to the existing trees on the south wall of I-30, that would really help the aesthetics.  Frankly we as a city should do that along more edges of I-30. 

 

This looks like a really nice addition to the Near Southside, offering a good addition to residential population, a bit more restaurant (1-2), and serve as a really nice northern edge to the neighborhood.

We were over at Stage West this weekend and I didn't realize until now how precious those diagonal parking spots are on the north side of Vickery.  I think there's some free parking back along Jarvis but once they get started on construction and finish the multi-family and restaurant construction, I wonder what the average person is going to do for parking along here? Particularly those people who won't have designated parking at the multifamily development or restaurant.  I believe the eventual Vickery revamp will accommodate some of this but imagine that won't happen for some time.

 

Sort of hard to tell from this drawing, I'll have to look later to see if the city has anything proposed on their website.

Looks like the public parking in the back is meant for the restaurant, but hard to tell how many spots. Plus the garage should have residents’ guest parking. My favorite place for parking is under a freeway like T&P, but it looks like on Streetview there’s a lot of railroad activity.

My head always thinks Near Southside is as wide as it is long. Maybe because of the many vacant lots. Back when S Main wasn’t quite ‘open’ in 2019. The distance between the brewery which Tulips now occupies and the new Bearded Lady felt longer and admittedly a bit sketchy. Now with the infill they feel like neighbors. This Vickery development is so wide, it will really change the streetscape. All that being said it’s less than a 10 minute walk from T&P station or a bit longer from S Main. Not that many people would do the walk, but in my head it feels like it should be longer.

The multi-family units facing or backing toward the freeway and train tracks are going to be LOUD! Are these set to be "affordable housing" or is there some noise mitigation built into the construction plans. Don't say trees... trees are not going to be able to dampen the noise.

It will be loud but It's happening all over the state.  Just look at the number of residential towers and buildings off of 35 in Dallas and also in Austin.  After a while you stop noticing the sound.

There is one apartment building that was just built in Dallas along I-30 just before the bridge leading into downtown that is literally like 10 feet away from the freeway. Every time I drive by I think about how loud it must be.

It will be loud but It's happening all over the state.  Just look at the number of residential towers and buildings off of 35 in Dallas and also in Austin.  After a while you stop noticing the sound.

 

 

And it's always happened.  Follow just about any of the tracks out of downtown and you will see residential built very close to tracks, and highways plowed through neighborhoods when they were built, and airports that were built in the middle of nothing are now surrounded by residential.

Trademark generally strikes me a bit higher end developer and the amenities promised in this project definitely reflect that, so hopefully they do what they can to make it solid and silent.

Well, I fibbed a little in the quoted post: I was inside a second-floor unit in a newly-converted-to-residential office tower, steel/concrete, with big picture windows looking down onto busy traffic. So I suppose I should give the steel/concrete walls credit for blocking noise, as much as or even more than the windows!
