I feel out-of-touch. What is a "cottage-style" community? I have a Thomas Kinkaid kind of image of that, but assume there's some technical definition.

Bloomfield Homes website for reference.  I don't see anything with their current projects that looks "cottage" to me.  I'm assuming that's smaller homes on smaller lots with outdoor communal areas.  Like some areas of Hometown in North Richland Hills perhaps.  Or even the Hillside Apartments on 4th St. as a fringe, multi-family example.

This is the second cottage community in two days.  Not sure specifics on these home sites but David Weekley Homes  is offering other cottage homes with 35-foot homesites and the design appear to be what I refer to as "Disconnected Townhomes" not sharing any walls or utilities.  382 units on 50 acres less roads and common space makes for pretty small lots.  I could be way off here if someone else knows more about this?

This is a development in North Richland Hills that's a combination of town homes and what I would call cottage homes.

They seem similar in scale to garden home neighborhoods I've seen in the area.

Interestingly enough, these 35' homesites with 2500 SQFT homes are starting in the mid $500's.  The builders are really packing as many homes into a community as possible but one would think for $500-600K you would want some kind of yard / privacy.

Mid 500's is about right for new construction right now.  Especially in an area that will have some type of exclusiveness attached with it. That is where the market is at right now.

Several of theses cottage communities are just multi family  apartments just single story.  Built to rent not own.  
 

some are similar to what David Weekly does for end owners
