I was expecting the "TCU look" (buff brick, white stone, red roof and some silver here and there), but this looks... out of place. And I'm all for architectural diversity, but this isn't what I think of for the Near Southside.

Side Note: 
My alma mater's primary colleges are all designed in a way to reflect what's generally being taught.

College of Business - resembles a 60s era office building with stock exchange like tickers inside.

- College of Nursing - not only looks like a modern hospital, but in the Houston TMC.
- College of Arts/Science - Has a laboratory vibe to it
- (old) College of Engineering - Entire wall of glass on one side to show the structure 

- College of Architecture - The most elaborate, museum-looking building on campus, inside and out.

- College of Juvi Justice & Psychology - Basically a modern, suburban courthouse

Building looks fine to me.  Same TCU look but more of an office building than a dorm or classroom.  Will be interesting to see what future buildings look like as the medical school grows in size and research.

They're moving quickly on this one.  You can always tell when a project is fully-funding out-the-gate it seems like they hit the ground running, no looking back.  Seems like just yesterday they did the press release, broke ground and here we go!

TCU does not mess around once a decision is made. It is the exact opposite of most groups in FW on developmental projects.

Educational development and speculative (residential or retail) development are 2 different animals.  The medical school already has a tenant and most likely funding is in place so you can proceed at a quicker pace.  Financing and construction timelines for speculative development is more volatile and based a lot of other factors (like the state of the economy, material costs, retail trends, supply chain, etc.) and all those things are constantly evolving and much harder to predict.

Here's a recent drive by of TCU Medical.  I was heading over to JPS that day. 

 

(Sad/funny story that day...I was on my way over to pick-up an elderly relative from the hospital to drive her home but realized she forgot her oxygen concentrator when the ambulance took her to the hospital and knowing that she would not make it an hour+ home, the folks at the hospital wouldn't let me borrow/buy/rent/put a deposit on a metal O2 tank for 2 hours.  I've had medical supply companies drop those small tanks off by the dozen, they're not that expensive to replace but they wouldn't budge on entrusting me with one.  I said screw it and ended up just going to get it but first got them something to eat since they hadn't eaten all day, dropped it off at the hospital, drove an hour+ to her house to get the portable machine, drove back to JPS an hour, got her and drove her back to her house another hour, got her situated and then drove all the back to Fort Worth getting in by around midnight. When I started this photo was taken I think around 5:30 in the evening.)

It looks nice, but honestly, I would have liked to see it about 3 or 4 times as big. Article states it is 95,000SQFT. This is just phase I of __, right?

i believe phase 3 and 4 buildings were announced to be double the size of the first 2 but we'll see if that is truly the case.  We all know how things get proposed taller and constructed shorter

The initial concept rendering showed 4 buildingstwo on the south (Rosedale-facing) and two on the north side of the TCU-owned land. Id presume at least one in the back would be or include a parking structure though.

Keep in mind the Medical School only enrolls 60 students per class (240 total). Future facilities are possible and one day probable, but more likely if/when they expand enrollment in the future OR if/when the research enterprise expands OR if/when other graduate medical programs are added.

I have heard rumor that theyve burned so much cash on the MD program startup that its creating some real budget pressure. The UNTHSC divorce forced this construction probably sooner than expected/planned. So I wouldnt be surprised if future buildings are indeed down the road.

Is it safe to assume this building will mostly be classrooms (Im sorry, lecture halls), faculty offices and labs with most of the real hands-on action taking place at partnership hospitals? How many years of med school before you are allowed to interact with actual patients? Does Fort Worth have any real teaching hospitals like UTSW?

Across Rosedale on 1107 S Henderson, there's a For Sale sign. This is the surface lot next to Ben Taylor Optical. Placed sometime late 2022/early 2023 according to Google Streetview. Prime real estate now - curious if TCU will extend beyond their current property.

Personally, I think they should stay on the north side of Rosedale.  I attended a university that was split by a busy, main thoroughfare, and it wasn't pleasant.  I'm just glad that UTA and TxDot solved the problem by depressing the street and built bridges over it.  I am also fortunate that I worked on that project in my early days as an architect at Komatsu.  I also grew up not too far from the TCU main campus, which is split by University Drive.

From this rendering of the site plans this looks to be in line with what they proposed.  However looking at the current property lines I don't see how they are going to squeeze in a second building of similar size to the east of the current structure

It appears that S. Adams St. has been vacated between Dashwood and Rosedale, and those two blocks have been replatted into one lot.  This means that the medical building at the NW corner of Rosedale and Washington is owned by the medical school.  I'm pretty sure that they will demolish that medical building when they build the second building on Rosedale.  This will lead to two buildings of what appear to be equal size on the south.

One thing that surprised me is the first phase spans over Adams, so it's wider than the block that was there. From the South is makes a nice terminated vista. Pic a few months old but you get the idea.

I didn't realize the first phase went across the old Adams right-of-way.  I was basing my last statement on what I could see while driving down Rosedale, and from outdated satellite photographs.  With the building over the old street, this means the second building along Rosedale will be shorter in length than the first.

I didn't realize the first phase went across the old Adams right-of-way.  I was basing my last statement on what I could see while driving down Rosedale, and from outdated satellite photographs.  With the building over the old street, this means the second building along Rosedale will be shorter in length than the first. 

Exactly John, that is what I was trying to point out in my post above (#138) with the planned renderings and what has been constructed.  2 similar sized building footprints would not fit side by side along Rosedale.

I have been watching the construction, but that has been while I was driving.  The changes are not uncommon.  Renderings are meant to show design intent.  Once the program is set and drawings are started, things can change.

The National Weather Service has issued a "Bait-and-Switch Watch" for this project.  Conditions are favorable for a bait-and-switch.  If a bait-and-switch happens, they will upgrade this to a warning.  Have a plan to receive alerts and seek shelter should a warning be issued.

TCU hopes to acquire the full block bounded by Dashwood, College, Rosedale, and Washington. They would then close Washington and effectively have a campus spanning 3 former blocks from Henderson to College and Dashwood to Rosedale. They have acquired the larger parcel occupying the Northeast 3/4 of that remaining block (see below). The Southeast and 2 Southwest parcels on the block have one owner, and the Northwest parcel has a different owner. So for a price, and in time, they'll likely be able to snag the balance from those two owners.

If they do finish their hoped acquisitions, that would place the mid-point of their medical campus between the former Adams St and current Washington St. So, if the under-construction building spans to about halfway between Adams to Washington, they would still be on track. If it doesn't, well, lets ask A&M Downtown about initial new campus renderings. Ive driven by this project dozens of times and havent paid attention to how far east this first building goes, but I will do so next time.

From a more practical perspective: the 4-building concept seems ambitious. Medical school enrollments are relatively small. Unless TCU moves aggressively into the medical research space, I cant imagine they will need the sort of square footage conceptualized in that model unless they are looking at adding other significant degree programs (and competing with UNTHSC in doing so).

TCU medical school building looks much better & classier than the A&M Law School building architecture. A&M should take notes.

One thing that surprised me is the first phase spans over Adams, so it's wider than the block that was there. From the South is makes a nice terminated vista. Pic a few months old but you get the idea.

I overlaid the most recently posted site plan on a June 2022 aerial. It looks like the two easternmost arches where the passageway (currently the edge of the initial building) line up almost perfectly with the centerline (red) and the eastern sidewalk (purple) of Adams St.

 

I'm speculating that the passageway wasn't designed for this to be a stand-alone building like the preliminary renderings, but probably now any expansion would span the entire block as a single facade along Rosedale built in two or more phases (hence the need for one, or more, passageways through the middle of the building).
