Austin, I think I know why the garage was open.  Forest Park Medical Center had their grand opening party today.

 

That explains it,  it looks done. 

 

They had a big pour on the apartment project today drove by around 10 and a dozen concrete trucks lined up

 

They've been going up quick, I'll probably be making quite a few trips to this garage to watch the apartments+retail going up over the next few months. 

 

What's always struck me as funny is that Fort Worth has more buildings than you'd realize, but they're  all shrouded in trees!  Heck, I'm not complaining about the flora and fauna; just think FW is a "hidden" city.

 

Unless you drove down Chisolm Trail or rode/ran on the Trinity Trails you'd never see all this. 

 

 

I think right now this is the most exciting and biggest project going on in FW, at least until Left Bank starts going vertical. 

 

And then Panther Island starts seeing more dirt moving...

 

 

Yea, once visible progress starts on that thing it'll be exciting to watch for a decade or more.

I was about to post the same thing. I can't link to the S-T story since it's behind the paywall. 2 years seems like a long time for a development that seems to be well underway. I have to wonder what the future is for Ridgmar, but that's probably worthy of its own topic.

So I guess 2017/18 is the estimated completion date of phase 1 ?

 

And, we knew way back in mid summer Niemans was moving here :)

In today's printed edition, the Star-Telegram stated that Neiman Marcus was going to move into Clearfork in February of 2017.  I would assume that would also be the estimated completion date of Phase 1.

The Clearfork website is finally up and running.

 

No huge breaking news in there, but there is a new site plan. This is the first I've heard that Look Cinemas will open a theater at Clearfork.

I noticed some things have changed. The cinema moved across the project, and the Neimans is now along the main road (closest to the large garage). The URL states the image is from November so fairly up to date.

An update in Fort Worth Business Press on the planned bicycle/fitness recreation/cafe shop.  Mellow Johnny's from Austin is the owner. This will be a great gathering place for the young, upscale tenants living nearby, as well as the passing bikers on the Trails.

You may be correct, but this area may eventually become urban, depending on how fast and fully it is developed.

It's a shame that they aren't going someplace a bit more genuinely urban, like the Austin location is (it's right in the west side of downtown).

 

I think it will be a different niche here and that location will cater to that niche.  It will be less emphasis on the bike shop and more on the entertainment venue (coffee shop/bar) I bet.  A place to see and be seen.  And the Clearfork area is developing pretty quickly.  

 

And I called it back in July.  I can't find a post here or on other forums though.  But I know I called it (or at least suggested it).

They were doing dirt work at the bike shop about 3 weeks ago when I was last down that section of trail.

Speculation:

One thing I'm wondering about is how Clearfork will affect Hulen Mall.  While Clearfork obviously is attracting a higher-end store lineup than what Hulen has, some discussion over in the Neiman Marcus relocation thread suggests that the tenant list may be similar to The Domain in Austin.  Although larger than Clearfork (at least the first phase), The Domain includes many mid-level retailers (Macy's and Dillard's being the largest); future phases of Clearfork, should they lean more towards mid-level retail, rather than high-end, could provide competition for, and possibly take away from, Hulen Mall.  Though as long as Clearfork remains mostly high-end in their retail lineup, I see a mutually beneficial relationship between Hulen and Clearfork.

I haven't heard any other retail new coming out besides Niemans, and Look! Cinemas, but that was a while ago and doesn't appear on the latest site plan.

 

Don't forget to that Waterside is a short ways away to.

Austin, your photos are much sharper (I used a cheap digital camera in Post #125), and you have a closer vantage point.  By the way, when you have a chance go down the Trails (or Bryant Irvin) to the project under construction along the east bank about a quarter mile north of Southwest Boulevard (I believe it's on what was the Lockheed Recreation Center property?).

Construction is scheduled to start in July on the Shops.  The completion date is still scheduled for early 2017. 

 

Shell Buildings: (4) story with 30,350 sf ground floor retail + 65,000 sf office above; (4) story with 36,000sf ground floor retail + 73,000 sf office above; (2) story retail 57,800 sf; 35,500 sf ground floor retail + 1,044 cars on 6 decks; 44,000 sf ground floor retail; 70,600 sf ground floor retail + 924 cars on 4 decks above; 20,000 sf ground floor retail

I was riding my bicycle through the development after work this week and they have started grading all of the way down to the traffic circle at Clearfork Main Street and Edwards Ranch Road.  I believe these are the office building sites.

Smith and Nephew is on this week's council agenda for development agreement for new office building in the development. They currently on office at vickery and hulen.

Browsing the FAA page, 

 

There are several listings for new construction on the site, the buildings are labeled simply  as A1, E1, H1, C1, and E1, a total of 5. Each of these buildings is between 62 and 69 feet tall, and each has a tower crane requested with it as well, up to 190 feet. The dates for the cranes are listed as 09/01/2015  to  10/01/2016.

Austin, excellent photos of this impressive economic development area, which I view from the Trinity Trails when bicycling from SW Fort Worth to downtown.  A large addition planned near CTP and Clearfork Main Street is a 55,000 square foot building to house a division of a major corporation moving to Fort Worth (see FWBP article by A. Lee Graham below).

Is the Smith and Nephew HQ proposed to be across the highway west of the hospital? I noticed a lot of activity on that side yesterday while taking pics and got one of that area to, but I did'nt know what it was going to be.

The site plans from ~18 months ago mentioned Look Cinemas by name, but the current plans on their website have only the generic "cinema" label. I wonder if that indicates that no arrangement with an operator has been finalized.

 

Is the Smith and Nephew HQ proposed to be across the highway west of the hospital? I noticed a lot of activity on that side yesterday while taking pics and got one of that area to, but I did'nt know what it was going to be. 

 

 

 

I was wondering that too. The news reports say that Smith and Nephew will be at the intersection of CTP and Clearfork Main, which would match your site picture; unfortunately the master plan on the website doesn't extend west of CTP.

Watched the presentation on city website. Showed siteplan. Looks like two buildings fronting clear fork main with parking at the back of the tract. Could not tell if surface or structured. They would only by in one building. The other is TBD assuming another company

Regarding Smith and Nephew,  FWBP reports saying they will lease 55k sqft at 5600 Clearfork Main, which is where the picture in post #139 is.

Good marketing tool.  I've watched steady progress of this wonderful project over the months via bicycle riding on the Trails.  This area will soon be no longer one of the darkest stretches of the Trails during the evening or early-morning hours.
