Alliance Town Center Phase I Office
The entry canopy along the entire width of the building is deep enough to screen the glass curtainwall at the large entry plaza. As the canopy shortens in depth along the tilt-wall portion of the elevation it screens the fourth-floor windows. The second and third floor western facing tilt-wall windows are covered with a laser-cut metal perforated screen assembly held 30” off the face of the tilt-wall for maximum efficiency. The ground floor is designed for intermittent leasing access along the length of the façade. The tall floor to ceiling glass along this façade is screened with natural deciduous continuous landscaping.The master plan for this development focuses on incorporating urban concepts in an office development that wants to attract a workforce that desires walkability and access to amenities. A “veloway” serving both pedestrians and bikes connect the buildings along the main spine to the nodes of retail at either end which provide restaurants and other services, and also connect to the larger network of trails. The buildings flank the street and provide areas of additional activities along the way that serve the office tenants and trail users.The four-story building in Phase One is oriented with the long axis fronting along Hillwood Parkway facing due West. This entry facade has been carefully designed to mitigate excessive summer heat gain through a variety of solar screening devices.The tilt-wall panels are kept relatively simple and repetitive with much of the design emphasis provided by these screens, canopies and lush landscaping.

On the site plan below from south to north (right to left) is an outline of the existing Hillwood Commons I at 9800 HIllwood Pkwy, this planned building (Hillwood Commons II), a proposed "twin" (Hillwood Commons III), and the layout of a potential fourth building at the existing roundabout:

Massive sea of future unused parking. I don't see the rainwater runoff mitigation area.

Well, at least someone is planning new office buildings.... The buildings aren't surrounded on 4 sides by parking so in theory you could in theory build office on the back in the future. Have to think the buildings pushed up on the street would make it feel somewhat more walkable too...

TBN (Trinity Broadcasting Network) renovating 5501 Alliance Gateway. I think this is ph. 2 or 3 they were working on some other projects a couple years ago here.

I couldn't find a better topic to throw this question into, so here it is:
Had Carswell not been "saved" in the 1990s, do we think much of the development around Alliance could have been redirected to Carswell and directions west vs sprawling north?

I don't think a lot of it would have been redirected to Carswell. My reasoning is timing. Alliance Airport opened in 1989. The Carswell inactivation and transfer over to the JRB wasn't complete until 1993. I think a lot of the development would have been in the works at Alliance by that time. I'm just thinking that Alliance might have had enough momentum by 1993 to steer most of the development that direction. Had Carswell been transferred to the private sector, I'm pretty sure that some redevelopment would have been done due to the area around the base being already established.

Especially when industrial buildings and/or warehouses seem to be the one sure bet in this town. We should put warehouses on our city flag instead of cows. Seriously, which one are you more likely to see when riding around this city?

Building out a cluster of office in that node is probably good. And good to have new speculative ready to go product with large floor plates.
Since is at the southern end of the Alliance project, is a little more connected with rest of the city. I like how they have pushed the building near the curb, putting parking behind. If they continue that across the street, it will have a nice feel to it. The original (existing) office they built next door is in the center of the site, so feels isolated in its massive parking lot. Minimizes average walk from car to building but makes it disconnected.
This new phase also does seem like it could scale in the future with more built behind it (as previously mentioned). If current heavy parking densities persist, structured parking would allow the additional buildings behind this one and its twin. Sounds like they are emphasizing the connection with the green/natural spaces across the street, which is good. This will feel less isolated vs the new Daimler and Galderma office buildings farther north.

Looking at what has aged well and what has not so we can learn lessons from past decades of development,
in the commercial parts of Fossil Creek:
The trees planted between the parking lots and streets along Sandshell and Stratum just north of Sandshell really make a massive difference.
Sure, the land use is standard-issue American driveable suburban commercial (flex/office/pad site restaurants, limited service hotels etc) so is very unremarkable. BUT, the trees which are now probably 20-30 years old, make it so much more appealing as a place to work or even to pass through. And if those properties are redeveloped, most of those perimeter trees should be able to remain.
Also, I'd bet those trees collectively lower peak summer temperatures in that NH by a few degrees vs if they only had pavement and grass/shrubs.
