I wonder if anyone knows what's happening on the land bounded by Hulen, Columbus Trail, West Cleburne and the residential area to the south?  Construction fences are up and the land's been cleared.

It was on the city council agenda back in June. The red was rezoned from Agriculture to Neighborhood Commercial (which was not consistent with the land use nearby so I don't know if it was approved) and the yellow was rezoned Agriculture to A-5.

 

Hillwood Development Properties owns it.

Looks like the yellow will be single family housing?  And maybe the red might be a convenience store/strip mall?

 

Commercial may not be consistent with the land around it, but a small neighborhood center wouldn't be awful.

 

When I first moved to that part of town back in the '80s, there was literally nothing south of Columbus Trail.  Hulen ended there, McCart ended there.  The only street that went past it was W. Cleburne Road.  Now there are just small pockets of undeveloped land that will soon be gone.  Crazy.

West Cleburne Road was one of the first roads between Fort Worth and Cleburne. Before there were developments on the South Side of town, the road followed 8th Avenue, Cleburne Rd., and McCart.

 

Similarly, Granbury Road was the original highway to Granbury and it followed Forest Park Blvd. and Granbury Road through town and wound its way to Cresson and then west of 377 between there and Granbury.

It's unclear to me why Garden Springs is shaded blue and says 781 lots; that's been built out for years.

Looks like it's not new development; McLane is taking over the Associated Wholesale Grocers warehouse that closed last year, which is a couple blocks east of Mrs. Baird Bakery.  They're projecting almost three times as many jobs as Associated though, which is good news.

Cool, replacing obsolete office space when people work from home with a gas station that's also going to be obsolete in 20 years with a tank that has to be dug out. Meh.

They must have gotten one of those deals too good to refuse from Murphy. That coupled with probably a ton of upkeep Im sure made for an easy decision to bulldoze. Wonder if they sold or doing a ground lease?

On the upside, Murphy (walmart's gas stations) always has the cheapest gas. I always use the one at Hall Johnson and 121 and it always beats everyone around. Usually beats Q-trip by about 10Cents and general places by 15 -20 cents and they have E85 which cuts another 5-10 cents. And that's all BEFORE any walmart card discounts.

I sort of knew this in the back of my head but had to read it again to refresh my memory, but the Walmart / Murphy Oil relationship is now defunct and Walmart is handling its own gas station developments as seen in Lake Worth, for example.  There's a Murphy Express and across the highway on the Walmart side is a Walmart branded gas station.  Murphy USA is owned and operated by a separate publicly-traded company though.
