Barnes and Noble announced today that they will be closing the University Park Village store by the end of the year. They also announced that the Sundance Square location will be closing around the same time.

I've long been surprised that B&N could have two viable stores less than two miles apart (University and Berry, and University and 30).

I've never been there, but I don't believe the TCU B&N is a traditional store like the one at UPV. It's a college bookstore under the B&N label.
I'm amazed that B&N has outlasted Border's as long as they have.

...Maybe someone will open an independent bookstore in the same building as Momma Mia's on Magnolia; it's had a lot of empty space since the police moved out.
These days, I would think that someone would have to be willing to lose money...

It's done. The Barnes & Noble stores at University Park Village and Sundance Square both closed today. Because it was a "holiday" evening, both stores closed early at 6 PM. Below is a link to the Fort Worth Star-Telegram article.

Now, if I want to go to Barnes & Noble, I will either have to visit the one on the TCU campus, or drive to Hulen. Here's the problem. I visited both the downtown and University Park Village stores at least 5 or 6 times more often as I did the other locations.

A project has been filed with the TDLR to subdivide the Barnes & Noble space. It looks as if they are serious about getting the new tenants in. Also, I noticed that the Starbucks is still open and the University Park Village website confirms this.

We talked to some folks at the B&N on University before it closed and they said that B&N wanted to stay, but that their lease was not being renewed explicitly because Universtiy Park Village wanted to subdivide the space for better lease income.
I guess that makes sense, but I would have thought a center like that would want an anchor.

With the traffic that center gets, I don't think they need a big anchor like B&N.

I think in terms of sheer traffic, the Apple Store is probably the "anchor" at this point anyway.

I was at University Park for a little retail therapy today and the subdivision of the now closed Barnes & Noble is on. The space looks like it is being gutted. Can't wait to see what stores are going in. Also noticed that the Starbucks is still intact and open.

Yeah, but it extends throughout the parking lot, not just in front of the Apple store. Trying to get a spot near Pacific Table or Nine West or Pottery Barn or Bath & Body works or Anthropologie. It's all the same. Crowded.
Although you can usually get a spot over by Chili's.

That seems like a bad move for Starbucks. University Drive is too busy (noisy, stinky exhaust) for the outside café vibe. Their current location is better. IMHO.
Oh, and I'm not a Starbucks fan...

I totally agree with you on all points Big Frog and especially about Eatzi’s being a better candidate for this location mainly due to the outside area.

Sounds dreadful.
I'm glad they're getting new businesses in, but that's one I'll never set foot in.
It seems like University Park Village gets a lot of the stores I would expect in Edwards Ranch/Clearfork. Or maybe just a half-step below that.

At least they reacted quickly. I’d would have liked to be in the room for this pitch meeting. Next, Starbucks will build an express drive-thru lane for faster service.

Ann Taylor closed down.
I stopped by University Park Village a few days ago and noticed their space was cleaned out, despite the signage remaining on the outside. The directory no longer mentions Ann Taylor, so it seems they've left for good.
I only went in there once, back in February, to buy a belt; I was never a fan of Ann Taylor, despite liking a similar fashion aesthetic. I just prefer White House Black Market (WHBM) more, given my positive experiences shopping with WHBM as an openly-transgender person; not to mention, I'm on a first-name basis with the WHBM University Park Village staff! Part of me does feel a little concerned about Ann Taylor's departure, as if it might be a harbinger of things to come, given the customer overlap between Ann Taylor and WHBM. Still, as long as the likes of Talbots and Chico's (especially, since WHBM and Chico's are the same company) can survive, I'm sure WHBM will make it.
Meanwhile, Victoria's Secret is being remodeled.

Yes, it is.
Part of me does feel like University Park Village wants to trend towards a younger customer, especially the TCU set, with some of the changes they've made over the years. Think the (ongoing) VS remodel, as well as athleisure stores like Lululemon, Athleta, Fabletics, and Nike. WestBend, across University Drive, really does a good job of catering to the TCU set; I see people who look like students there all the time. There's more of a mix between younger adults (college-age) and older at UPV, which is good, considering that TCU students aren't around all year. Back when I was at TCU, most students just shopped online; I'm not sure to the extent to which that is still the case, though.
UPV still has a good mix of stores that cater toward older customers as well, including Chico's, Talbots, and WHBM. I'll admit, I started shopping with WHBM when I still attended TCU... and it was for their more sophisticated casual items, along with some dressier attire to wear to events, not really for office wear.

There was another womens clothing store that closed several years ago. Not remembering the name right now (Coldwater Creek?) but I happened walk in there nearing their final days and bought this cool adjustable height metal and wood clothes rack with recessed wheels. It has a small 18x18 inch footprint so its sort of nice for extra hanging space or while doing ironing or steaming clothes because it goes up about 7 high. It does seem like theres pretty frequent turnover there. Since Blue Mesa left, I rarely stop by and the last time I needed the Apple Store I drove all the way to North Park Mall due to supply chain.Ann Taylor closed down.

That looks interesting, I'll admit.
Looking through old Street View data, the Coldwater Creek store at University Park Village was in the same location that Altar'd State is in now. Now that I think about it, I've definitely noticed a shift away from the stereotypical "old lady" brands, aside from the addition of J. Jill in 2018, towards stuff that attracts a younger crowd, primarily younger women.
In a similar fashion, Southlake Town Square lost its J. Jill store in favor of Aritzia, and the Chico's and Soma in the middle of the shopping center moved to new stores on the west side. I haven't visited Southlake Town Square since May 26 (the day Aritzia opened), so I haven't seen what has happened to the old Chico's and Soma spot yet.
Now, if University Park Village (or Clearfork) got something like Aritzia, I'm sure it would make the shopping center a lot more popular; Aritzia is hugely popular on social media. Ironically, I don't mind the mirrorless fitting rooms Aritzia is known for.

What I think University Park Village should do, moving forward, would be to fill in the center parking lots with retail space and a parking garage in that central area (and a green area if it would fit), to make it more of a true lifestyle center, rather than simply an upscale strip mall. The problem is, given the situation facing brick-and-mortar retail, I'm not sure as to the viability of such a plan. Here's what my idea would look like.

This area should be a re-development no brainer. There’s no neighborhoods/SFHs adjacent to oppose it. It’s in a prime location to TCU and the Museum District. It’s mostly surface lots. It’s along the trails. I don’t see why hotels for our growing university and apartments/condos wouldn’t do well here.
