For several years now JPS has accumulated the majority of 5 blocks off of South Main, including the 4 blocks bounded by Cannon, Crawford, Terrell and S. Main and the block Terrell, Crawford, Bryan and Dashwood. Part of my reason for starting this thread is to discuss frustration with JPS for letting the historic buildings deteriorate and valuable land go unused or developed, especially as the South Main Street neighborhood continues to explode with activity and development. What does the hospital district plan to do with this land, especially since it is rather disconnected from the rest of the hospital's main campus? The use of public dollars does not seem prudent. 

A few of the buildings on these properties,

Old American Laundry building, built 1939 per TAD.

And more notably is the Sealy Building/Octavia Apartments, dating to 1916 and listed on the NRHP.

An interesting item from the UDC commission upcoming cases map,

 

 

a) Waiver from the requirement to provide roadside elements requirements (Street trees, Sidewalks, Pedestrian Lights).

B) Waiver to allow surface parking lot frontage to exceed 40% of the development site’s total frontage length along a project’s primary streets.

c) Waiver to allow surface parking lot frontage to exceed 70% of the development site’s total frontage length along a project’s secondary streets.

d) Waiver from the requirement to screen parking lots fronting a public right of way.

e) Waiver from the 40% canopy coverage requirement for parking lots.

Address: 1500 S. Main Street, Rosedale Addition (Blocks C, R and T); Tucker Addition (Blocks 37 and 38)

 

It sounds like they are fully paving over a couple of these blocks. 

Tucker Addition blocks 37 and 38 are below, and Rosedale Block C are the three blocks in the middle in the image below, from what I can gather on tad. I can't find blocks R or T.  The image in the agenda map also appears to show curb cuts into the half block behind the buildings West of Bryan behind Leuda and Terrell

Is this the same lot?

[[The Intent of building a temporary lot located at 1401 S Main Street is to provide parking for the JPS staff and patient that was displaced due to the construction of the new Parking Garage and Psychiatric Emergency Center on the JPS campus. -The anticipated Construction Start for the Parking Garage is January 2023 with a completion date of August 2024. The anticipated completion date for the Psychiatric Emergency Center is November of 2024. -Once the parking garage and the Psychiatric Emergency Center is complete, the site that is being used for temporary parking will be discontinued for parking and transitioned for construction of the New Patient Towers.]]

More info on these lots. The ones N. of Rosedale will be gravel and open to the public. 7 years is the listed timeline. I did not realize they had been approved last month.
