I am so down with this.  I love that it has a slight purple tint to it's color which ties it in with TCU the use of purple on the 7th St Bridge and City Hall

I went there a few times.  It was okay but I wasn't particularly impressed.

 

Totally agree.  I think that places like this usually fail because they don't have repeat customers.  I went twice and thought it was average at best and didn't have me hankering for more.

Good infill for the area.

Agreed.  I like it but I'm a little perplexed that they are including some commercial lease space.  Not that I'm opposed to it but it just seems out of place in this area but if it is office or medical than it makes more sense.

Only $36M?  I guess I was thinking more.

From Beck's Cost Guide, it's showing around $250,000 / unit for 5 stories over 2 parking podium all the way up to $464,640/unit for High Rise for Rent and all the way up to $740,851/unit for highrise for sale. Let's say $225,000 conservatively x 330 units = $74,250,000 not to mention ground floor retail tenant space, I was thinking more like $80-90M but I don't run these numbers everyday to compare.

 

Is the ground floor retail the same as the core and shell retail space?   I was thinking that it was a completely separate structure which I guess could be called ground floor retail
