A general thread to discuss the various industrial park projects happening in and around Ft. Worth.

To start, here is news about the Northwest Commerce Park, next to Texas Motor Speedway. 1.1 million square feet in three buildings on 66 acres, due to open in December.

“South Fort Worth has a labor force that is only rivaled by Forney-Terrell, so this project fills a void that is needed in the submarket.”

Try as I may, I just can't unpack that statement.  What does that even mean?

There's a large pocket of warehouse labor in south Tarrant County that is commuting out of the area for work in those same positions.

The labor market is very tight, with lots of tenants looking for labor more than available space (which is also tight). Those tenants will be able to be supported with the existing labor pool vs. having to search outside of the area or compete with neighbors for the same set of workers.

It's a conversation that user of spaces like this project will have in addition to other economic fundamentals (lease rate, term, ingress/egress from the site, proximity to rail/freeways, etc.).

The Oatly beverage company is developing a
280,000 sqft production facility on Oak Grove Road in south Fort Worth. The City Council approved an economic development package of five annual grants totaling $1.09 million. It will have at least 50 full-time jobs with salaries $45K or higher.

The post about the new speculative warehouse project near Alliance stirred up something I wanted to note here.  The amount of warehouse construction south of 820 and west of 35W that's happening right now is absolutely staggering.  I went to my parent's house in Everman last weekend and I exited 35 at Alta Mesa.  I meandered through the maze of detours because of the road construction on the side streets in that area.  There are new warehouses going up on both sides of Will Rogers around Alta Mesa, Joel East, and Everman Pkwy.  That's on top of new ones along 35 to the south of Everman Pkwy.

There are a couple of huge warehouses going up east of 35W and south of 820N, along Sylvania. I hadn't been up there for a while, but they are well underway. Huge formerly abandoned industrial areas that had old railroad tracks thru them but nothing else.

Trammell Crow is planning to break ground soon on a huge new industrial park in far north Fort Worth. The more 2M+ sqft speculative distribution and warehouse project will include five buildings near Alliance Airport.

Zoning Change request filed for a 150' tall cold storage facility: https://newcold.com/
OMG, 150' tall...that's about 15-stories.  My guess is this is going either far north or far south of town, maybe north Burleson.  I didn't see an address yet.

https://aca-prod.acc...ShowInspection=

I'm guessing it will look something like this:
pRtmdI5.png

It'll be in/adjacent to Carter Park here:

2100 Joel East Rd: https://maps.app.goo...WidnBYtmc52PTT6

That area of south Fort Worth is the largest concentration of food distribution/production facilities in North Texas (and continues to grow), even with the sprawling population growth moving more towards the north.

What's being built north of I-20 between Winscott and the Audi dealership?  Something with massive concrete walls... it is a warehouse project?

Has there been any reporting on the forum about it?  I couldn't find any.

Anyway, it's gonna be a hella big warehouse.
