Interesting little pocket between railroad lines:
Can 1st Street to the north be upgraded so that it has a rail crossing? That would improve access to this pocket.
Can you cooperate with nearby owners? On the lot-lines view, it looks like there are six or seven lots in the pocket, and it might make sense to develop the whole pocket at once.
Are there any externalities from the Purina factory? For example, is it loud? That might mean commercial development is better in this pocket than residential.
