Trinity Parkview development

The recent posting of the I-30 expansion proposal got me thinking about something else that was proposed on this forum... developing the area around Parkview. I know there have been some thoughts and posts of potential buildings near Sunset Terrace, but I thought I'd throw my thoughts in.

LOW RESIDENTIAL - 2-5 stories, Townhomes and "Dallas Donuts".

 

MID-HIGH RESIDENTIAL - From 8 to 20 Floors

 

MIXED-USE - 4 to 20 floors, plenty of retail, restaurants, residential and entertainment options.

 

HOTEL -  4-8 floors, parking garage attached. 

 

PLAZA - open area used for statue monument, areas around it are kept around 4 to 6 floors. 

 

MONUMENT - a noticeably large statue that I have in mind... but can't really give you a clear picture.
 

PROMANADE - 2 story Lifestyle Center model, pedestrian only.

 

RETAIL - see PROMANADE (mostly retail and restaurants.

 

GREENSPACE - Featuring plenty of narrower pathways with open space within the trees.
 

WATER FEATURE - Urban Water Feature within the Greenspace, preferably with a structure attached. 
 

PEDESTRIAN BRIDGES - Same design as the Tilley Memorial Bridge, to connect to the south side of Trinity Park.

I would have Pappadeaux and Pappasitos sharing a building, over looking the river in a Stilt House style.

As far as the Park Plaza Building's adaptive reuse, I'd have it as mixed-use, but keeping some floors for office.

I think you are on to something good here. I have always thought that side of the river was underutilized. It is certainly easy enough to get to from I-30 access road as well as FP Blvd.

I think the image URL needs to have a .jpg or .png at the end. Embedded images and other sources like FB wont let you post their images.

Maybe take a screen shot amd upload it to your Imgur account?

I have been thinking of ideas for this area for a long time and I am a little perplexed that nothing has really happened in that area.  To me it feels like a prime spot for mixed-use development

The recent atrocious combining of the Summit and Forest Park exits and entrances to I-30 did no favors to this areas suitability for projects such as these.

I feel like this is just too valuable of land to just leave as is... even thought it wouldn't surprise me if it stays this way another 3 decades.

The recent atrocious combining of the Summit and Forest Park exits and entrances to I-30 did no favors to this areas suitability for projects such as these.

 

It's no coincidence that the Pappa's/Tony Roma's building was torn down for parking.

Keep in mind, some of this was brought on by that I-30 study. It shaped most of what I'm thinking here.

And now that I think about it... maybe the Hotel should be on the other side, facing the park.

Nice plan, I would expand the Trinity Trail to include Parkview Dr.

The trail currently runs right along Parkview Drive already.  You can see the bright white of the new trail next to the duller concrete color of the street.

I have ridden that new section of trail many times since its completion and I prefer that trail over the old one in Trinity Park due to the lesser amount of bicycle and pedestrian traffic on it.

 

There's certainly some absentminded pedestrians along the Trinity Park side.  I've noticed every time that I bike through Airfield Falls, without fail, there will be one or two pedestrians on my side of the trail walking toward me that I have to announce my approach.  It's one thing to not know that a bike is passing from behind "on the left" coming up, but these are usually adults walking in my lane towards me, shoulder-to-shoulder with one or two other people and I still have to speak up in order for them to even notice me quickly approaching.  How do people like that survive in this world crossing busy streets or driving a car?  I've seen some really rude bicyclist on the trails too so I always try to give folks the benefit of the doubt in case they are immersed in the beauty of nature or a good conversation, but I swear this happens at Airfield Falls almost every time I ride through there.  All of that said, trail etiquette is a big deal, mainly for safety reasons.  I recall a lady in Dallas was struck by a bicycle on Katy Trail and ended up passing away from her injuries.  I  think she was she was jogging on her side and decided to turn back and did a 180 right into a bike moving at a high rate of speed, he was likely on the downhill where you can pick up some good speed along there.

I've always regarded the trail through Airfield Falls as a park and not really a multi-use path, in that most people who visit the Falls by car and walk in, aren't really aware that the path is part of a larger trail system.  With that in mind, I cut them some slack.  I assume that in the park area until I cross the bridge at the east end of the park, that I will need to move at no faster than a walking pace and that people are there for the park, not the trail.  In other words, I try to have some empathy for their view.
