I don't know the age of the building but they've been around since 1928 and that building looks like it could be that old.

That looks like they used Tarrant Appraisal District data to create a GIS map. TAD has the building listed as 1970. Maybe the metal addition in the back, but I find it hard to believe that the masonry portion of the building is of that vintage.

 

My house was built in 1910 as a rental property. TAD has it listed as constructed in 1950 because that is the first deed was recorded for the parcel.

I can't confirm the date of construction of the Champion Spring building.  It does appear to be of a 1920's design.  The TCU Urban Studies map is not very accurate when it comes to building dates.

Sounds like what they did on Rosedale.

 

The auto paint and body shop on the northeast corner of the block has been closed for a week or two. Maybe we'll see some demolition before the end of the month.

Living right near here, Im not sure Ill be a fan. The Texaco and walgreens and the surrounding areas around already have enough loitering. It will only get worse with QT.

I haven't been a fan of QuikTrip since they built the one at McCart and I-20. 

 

M2guy, are you saying that the Texaco and the Walgreen's are not good for your neighborhood?  There was a brief discussion at lunch about the QT, and my co-workers couldn't understand why the Texaco was still in business.  I explained to them that there was a gas station at that location ever since I can remember.  When I was a kid, it was a Gulf.  I checked Historicaerials.com and there has been a gas station there since at least 1952.  That was before my time.

A gas station probably pre-exists at that location the surrounding neighborhood.

We live in Texas, where the drilling, refining, transporting, and selling of oil and gas has been, is, and will be a major percentage of its’ economy or GDP. Stop the foolish liberals attacking and killing every blue collar job in this country, now!

They will not be satisfied until they have killed every mining, lumbering, farming, ranching, fishing, roughnecking, manufacturing, wholesaleing, and retailing job in the country with over burdenson regulations; until conditions are worse than what was exeperenced during the Great Depression of the 1930s.

There’s two easy ways to do it, attack an industry at its’s source, or attack an industry at it’s final product’s sale.

Im not saying they are not good for the neighborhood. Although I dont frequent the Texaco outside of going to the taco truck there on occasion. What I was referring to was the constant loitering that these businesses seem to bring. I cant walk into Walgreens or around Texaco without being hassled by a panhandler. I guess it is part of living downtown I suppose. It has gotten better, but if the QT on Rosedale is any indicator, in my opinion it will only draw more panhandlers in.

Panhandlers go where there is high traffic of people. The more people they can touch results in more money they can collect. Are you going to chase away every successful business to avoid masses of panhandlers attracted to them? If we did, there would be even more panhandlers because there will be fewer good paying jobs. The way to avoid more panhandlers is to have more good paying jobs, not less.

I'd be interested the hear what the immediate neighbors think. I could see where they prefer having Southgate Drive end at Lubbock; I'm sure it's cut down on the amount of cut-through traffic in that neighborhood.

Doohickie, I am sure the neighborhood likes that Southgate was closed to through traffic.  However, I have some friends that live on Waits and they back up to the QuikTrip.  I know they prefer to have people living behind them, rather than a gas station.  Another couple live on Cockrell and they also don't like the station being there.  These friends are only four people out of a whole neighborhood, so I really can't evaluate how everyone feels.

There has been a sign on Champion Spring for the last couple of weeks saying that they are closing today. Last chance to stop in if you need service at this location. The move-out at the auto body shop seems to be complete as of last week.

It would have been nice to save the building.  However, it had no historic designation, so it was fair game for demolition.

Two FWPD units were in the parking lot at 2:30 yesterday. I think they were encouraging the squatters to clean up their stuff. Astounding how so much junk can accumulate so quickly.

Prior to last week, the Quiktrip site at Lancaster and Henderson has seen little activity since demolition of the body shop and spring company buildings excepting a brief stint as a homeless encampment. I was happy to see a boring machine doing geotechnical work on the site. Hopefully we will see construction begin early in the new year.

There is a new Quik Trip going up at the northeast corner of 121 and Beach. I would imagine this will be a very busy location given the traffic in the area.
