Wow, that would be a big addition. Ive been hoping for something to build taller on the north side of 7th. This is the site of the proposed hotel before the pandemic. When that fell through, I figured we wouldnt see something as tall. Hope this happens!

You are right, here's the thread on that. The drawing indicates 120 feet, which I believe is the highest MU-2 can go.

I'm really excited about this project.  Hopefully it will come to fruition.  I'm wondering if this will be the largest structure on W. 7th.  I don't think anything else is above 8 floors.

I thought once things permits were issued the bulldozers were pretty quick to show up.

 

I've been surprised to see no activity at this site over the past few months

I'm not surprised.  This is not the only project to lay dormant after it gets the official go-ahead.  Even that simple Q-T project off Henderson at Lancaster has been delayed for months and only recently did graders clear the site.

My Sunday-morning idea: Do a land swap between the blue arrows I drew on this screenshot.

Then, the rental-car business can have a straight-shot parking lot that runs all the way through the block north to south, and the new development can have its dog park on a contiguous plot a bit closer to the residences.

It looks like that little parking lot is under the same ownership as the building fronting 7th. If they sold both the lot and the building the proposal by Goldenrod could be a a few feet wider. This building is occupied now by Magee Architects.

Oh, duh, okay -- I mixed up the Enterprise rental car business building and the Magee Architects building. My land swap idea makes less sense to me if it's not serving the needs of the rental car business, but I still think it would be an elegant way to consolidate the new Van Zandt development into contiguous lots.

Is it? 

Because I'm pretty sure McGee Architects still occupies that space. 

Looking at Google Maps street view, I think youre right! I walk by this building every day and have long thought it was closed and boarded up. Guess I never stopped to look closely. With the windows covered basically all the time, it definitely doesnt seem inviting from W 7th. Thanks for the correction!

Yeah that is the location with McGee and also Snap Kitchen.  Those 2 places were the only storefronts that looked nice on that stretch.  Really looking forward to this and I hope it happens and doesn't get down graded or value engineered.

The bank likely negotiated parking space in the new parking garage. Based on the site prep, the office building and parking garage will be started before the residential units.

the multi family building will be behind Veritex... running alond 6th st.

According to the Star Telegram article they are expecting to break ground in April and deliver by 2023.

 

That does seem like a quick turnaround time for a project of this size.

Based on Crestine October 10 post you see the Muti-Family building running behind the length of the new office building and the Bank. But based on Austin55 November 28 post. The area "cleared" does not make more room for the Multi-Family building ? I guess is the multi-family building will come at a later date ?

I'm just guessing they're waiting to demo the parking lot at a later date.  Unless I'm misunderstanding the renderings, this is essentially one building with a parking/retail podium that spans the entire project.

I just so happen to pass by the area on 6th street. It is exactly as it was on November 28th. No work has started yet. I also thought it was one whole connected building ?

After looking at this design more, I think the way it fronts 7th Street at the street level could be improved.  Am a little concerned that won't feel quite right, especially how it hides behind columns.  How it meets the sidewalk is really important to how it feels from the pedestrian level.   Also not in love with the garage screening.  Could probably be tweaked to look less like a massive car box hovering.

A Muckleroy and Falls semi is parked behind the site, maybe starting soon?

I noticed that yesterday and thought the same myself.  I think they were waiting for 7th street to be completed so they can commence with construction.  The curbs and driveways are always nice to have to cut out of the timeline... and possibly the budget.

Golden Rod already has Snap, the owners of the Magee Architects building is the holdout between the two. The enterprise dealer at the far side West side of the block is also under different ownership per tad, but was also recently for sale and now off-market, so maybe GR got that too. There is also a tiny plot owned by Atmos in the alley, but it looks like the electric shed (not sure exact terminology here) was removed at some point during the last year, so maybe they are clearing that out?

I'm assuming why they haven't really gotten going on this project is because they may be planning something more substantial with the acquisition of those other properties.  Fingers crossed

I like Snap Kitchen and hope it stayed. 

Was driving by and didn't see any machinery on the site, but everything is pretty clear. 

Side Note: West 7th looks like it's filling out nicely. I just hope the new owners of Crockett Row have a real plan to work with. At this point (ironically), it's kinda holding the area back from reaching its full potential, in my eyes... well, outside of the obvious car-culture element, but that's going to be way harder and take much longer to change.

What to do if you have a finished design and you suddenly acquire the bank next door? Uhhh, delete the bank's driveway, bring the garage and retail base all the way out to 7th Street (covering the bank's old footprint), and then bring the multifamily tower halfway out to 7th Street (preserving some of the office views to the east)?
