White Settlement development

Since there is no dedicated thread on this area of development I figured we could put general news here.  This would include anything going on in the White Settlement area between Burton Hill and Crestwood.

Some of the River District's recent developments:

1. Fort Capital's building linked above

2.  the new Greystar apartment development just to the West

3. Rivercrest Bluffs just to the East

4. River Heights to the Southwest

5. HGC's new headquarters is progressing as well (on the north side of White Settlement)

6. Salsa Limon will soon relocate (also on North side of WS)

7. Crystal Springs development is expected to break ground any time. 

8. Abundio's Studio also just announced that they will soon be relocating to a spot adjacent to Flowers on the Square, for an outdoor riverfront workout/training facility (timing said "Winter 2016"). 

 

Some of those have their own threads but it all seems to go together at this point.

Thanks; that clarifies it.  The Dallas Business Journal reports that the River District lies within Downtown. :huh:

Lots of construction going on in the area. I also noticed the lots that Salsa Limon will be on and there have been a few buildings knocked down and the lots have been cleared and prepped. Also of note: a couple of buildings look like they have been remodeled and a new restaurant called Lettuce Cook is open and I thought it was pretty good. I think it will be even better with time.

Channel 8 reports that Salsa Limon will be on the move Wednesday of this week.

I dove by the area yesterday and the Elan is moving along and I believe the tallest structure has topped out. It does seem out of place with so many empty lots across the street so hopefully it won't be a deterrent to potential new residents.

What is perplexing is that Salsa Limon looks like it has come to a stand still. There seems to have been a lack of progress on the site for a few months now. I've been wondering what has caused this. Financing? Utilities? Lack of Urgency from the Owners?... it's just strange.

Stuff just takes time.  My friends that just opened HopFusion Brewery took about a year longer than their original plan to get their place opened up.  As much as you plan, there are often unforeseen circumstances, especially when you're working with old buildings.

That's interesting.  I thought Thurber Mingus was an awesome space, just waiting for the right concept (and Heim would be perfect).

Austin, where are you hearing this? Just curious, because Heim was pretty definitive on the location when they went public with it (link to Facebook announcement), in contrast with intentionally not being definitive about the opening date.

I'm thinking that this new decision is based on Heim wanting to be closer to the actual River District area and within walking distance to Crystal Spring's site and also to the new and future apartments that are being built. I like the space Thurber Mingus was in and I think it would be a great place for Heim's second location, but that spot is definitely a major quandary.

I would like to hear more about why the city wouldn't allow them to build a smokehouse at the old Thurber Mingus location but will allow one at the VFW.  Gives some credence to the take that you often hear from developers and business about the city being a pain in the...neck to work with.

100% false.  I happen to live very close and know that neighbors on the East side of the river were all very excited about the prospect of Heim moving in.

On my way out, I went back west and noticed that what I thought was the Crystal Springs site no longer has a construction fence around it.  I could have sworn one was there when I went through there the week of Thanksgiving.  Anyone heard anything?

 

I was just wondering about this the other day as well.

 

There is still at Crystal Springs website and the development is still on LVG Investments' website but the billboard they put up promoting it on the corner of Roberts Cut Off Rd. is now gone and Truck Yard had a coming soon location in Houston (which is now open) but no mention of Fort Worth.

That's unfortunate if Crystal Springs did fall through.  I was really looking forward to seeing development there, hopefully it will come sooner rather than later.

 

That said, things have started to reach a "critical mass" in the River District with the Elan complex, Salsa Limón, and the other residential developments there.  Many of the pre-existing businesses have even renovated their buildings.

I'd love to see some of the redevelopment continue along the river towards downtown; my family has property next to that stretch of the river that I'd like to try and help develop once that starts happening.

Isnt this the same exact apartments being built in Linwood? I hate to say this but I am not a fan of Fort Capitals designs. They keep using that corrugated metal look with brown trim on everything and it is getting extremely played out.

with all this growth continuing in the River District, it'd be nice to see a frequent bus route running from Ridgmar Mall along 183, to White Settlement Rd, and into Downtown. Could really link some great opportunities.

 

realistically speaking this area could be an easy 15min ride into downtown, a 5min ride to Lowes/Walmart/Target, or 10min to the mall.

Fort Capital announced two new retail buildings on either side of Merrit St, one at 4854 White Settlement, another across the street at 4900 White Settlement.
