The newly opened stretch of trail on the East Bank of the Trinity from I-30 to Lancaster has really made me think about how underutilized the area West of Forest Park and I-30 is. The area has two huge selling points, an incredibly accessible location equidistant from Downtown, West 7th, Near Southside, and TCU, and nearly a mile of river frontage overlooking Trinity Park.
The area fall under a section of Panther Island's Periphery zoning category,
Zone 6– Parkview Drive Development Standards for the Parkview Drive Zone • There shall be a continuous 11’ wide public pathway on the waterfront walkway when development occurs. • Height and density are anticipated in this area with structured parking for mixed use areas, heights shall be up to 120 feet adjacent to the River. • Existing and future restaurants adjacent to the River shall modify their site to include outdoor dining and orientation to the River / Botanic Garden/ Trinity Park, rather than having “back door” parking and service in these areas.
