Thanks John. I had my hands full yesterday afternoon and just managed to get them posted with no post production. I left my wide angle lens at home and had to use my phone but there was a few keepers in the batch.

Hi all, I am a current resident living at PS1200, and can probably answer some of the questions posted in this thread, at least on the apartments specifically. 

 

Ive been here about a month, and things have been generally great. They put in windows on the lower section of the huge glass wall, and they are planning on putting in some sort of mesh shading system in january. (the shades will be from the cross-support down, towards to the top of the big window wall)

 

Landscaping is a work in progress, trees have been replanted in some spots, but they will probably re-asses in spring. We have 2 parking lots dedicated to Ps1200 residents and guests. One lot is behind the complex, and the 2nd is on the north end of the park, next to that gray-blue 2-story house. Both lots are this unique gravel/asphalt composite. Not sure what its called. 

 

As far as the hut/condo. HVAC works great, in my opinion. They have a pretty high-end system, and floor-vents throughout. The recent winter blast was its first real test and it did well, kept it warm and didnt seem to struggle. Sunny mornings really can heat it up with it being eastern facing.... with the cooler weather its nice right now, but I imagine the shades will be used alot in the warmer months. No creaks or really anything during the high winds, it seems rock solid. 

 

I have a half bath downstairs (with the cutest little sink) and a stacked washer/dryer. Kitchen is generously big, same with the porch. The living room is 18x17 which allows for a ton. I decided to go the projector route to maximize my wall space.  Full bath is upstairs behind the bed area, and it is wet-room style, with hidden drains in the floor as well as a nice big window you can open. 

 

The finish/craftsmanship varies throughout, but its generally great quality. The curved interior wall/ceiling is very well done; when you look straight up, you sort of lose your depth perception because of the way the light changes on the curves. They did sort of the high-end particle board (think urban outfitters/anthropologies stores) for the wood, and subtle grays and greens for tile and backsplash in the kitchen and bathroom. The downstairs floor is un-finished concrete....they did sand/smooth it down, but a very unfinished look. The bedroom area easily fits my queen and could fit a king, but it would be tight. They gave me plenty of storage up there, 2 full-size dressers worth of open shelving. My favorite part is laying in bed and looking down at my feet to the curved window. 

 

The acoustics are wild. I can whisper and it will echo. The 20ft ceiling with curved walls just create weirdness, not a problem in most situations, but when my GF sleeps over it can get a little troublesome if she's going to sleep early and im downstairs watching something (or even typing). 

 

Cant speak for privacy on the other units, but the one im in is closest to magnolia, so no one can look directly into my living room without being elevated/on roof of Maiden, and I have a nice view of some of the taller buildings off magnolia. There is a giant AC unit  (from the maiden plants and spirits) right in my view, but it adds to the industrial feel which ive leaned into.

 

There are others starting to move in now. One of the units (3rd one from the south end) is being used as an Airbnb. You can check out the apartment finishes in detail on that listing!

I wanted to move here because of the walkability, and so far its been great. 2 blocks to 8th down oleander, 30 seconds to Avoca. The trash trucks emptying dumpsters 15ft behind my unit at 5am every monday? Not so much lol.

 

All in all its been wonderful!

danben26, thanks for sharing your experience living at PS1200. You did a great job providing lots of details as many of us on the Forum appreciate. Those AirBNB photos look amazing too! It has a very Scandinavian feel to the finishes.

The original Fort Worth Museum of Science & History Noble Planetarium had a domed ceiling and someone whispering across the room would bounce right into my ear.  Unfortunately, I have not been to a presentation inside the new museum's Planetarium, so I can't tell you if the sound still bounces in a similar way, but since that is also a dome, I would assume that it does.

I was there yesterday but did not make it to the planetarium. We bought a membership so I will check it out next time and report back. Beautiful building, probably one of my top ten favorites in Fort Worth.

Also, the curved ceiling. Its a lesson in acoustics every time lol. No secrets are safe in this apartment lol! Funny article, thanks for sharing!

John, Interesting how that all works! When I ran the Schollmaier Auditorium on Alcon campus, i found that it has similar acoustic properties, circular and domed so sound just rolled along the walls everywhere.

I snapped this last week on the way to the Forum lunch.  It seems like there's multiple ways for one to trip and fall here.  Maybe this is not the primary entrance and you're supposed to enter around back?  Amazing this passed ADA.

Those spaces look AWESOME.  Am really impressed by what I see in those photos (Airbnb link) of the interior and of the interesting visual rhythm created by each curving roof. 

From the aerial view it resembles a silver caterpillar.  Love it.

Nitixope, the TDLR Website stated that the inspection was completed.  The one thing we don't know is if they passed the inspection, or corrections were required.  The owner has 270 days to make the corrections.  If corrections were required, then we will probably see the items that were not in compliance and how they were fixed to meet the ADA & TAS requirements.

The signage is up for Dreamboat Donuts and Maiden Fine Plants & Spirits. The smallest building (where the bike is in the below photo) is occupied and open. It's a coffee shop called Cafe Momentum.

Howdy yall, sorry I've been absent, but hopefully you all will find this interesting!

 

3 New stores/boutiques in the spaces on the ground level have opened up. They had a grand opening yesterday and will be open again on Tuesday 4/25.

 

Point of View, which is an art gallery and book shop, and Cafe Memento (which is inside Point of View). The space inside Point of View is open and light. They have a skylight, and curved walls with custom made wood benches and shelves, very similar in type of wood used in the residential spaces.

Harmoni/Gifted are in the 2 spaces underneath the huts. Its a gift boutique and they also sell home goods and other odds and ends. 

They are also opening up Naabi House at some point in the future, which will be in one of the residential huts above Gifted/Harmoni. The owner described it as a Korean boutique Airbnb experience, where it will operate as a showroom for things you can buy as well as stay there. 

To my knowledge, all 4 are owned and operated by The Gifted Group. I didn't take any pics but if you search on Instagram for The gifted group / Harmoni / Point of View you can see what they've done with the space.

Thanks for the update danben26.  We missed you at the last Forum lunch.  Glad to hear things are taking shape over there at PS 1200.  Keep us posted if you see anything else interesting.  That Korean boutique Airbnb experience sounds interesting.
