City Council approved zoning that could allow grocer HEB to develop  it's first store in Fort Worth. The property is 3 acres located at Rosedale and Miller. It would be great for Walmart at Renaissance to have some reasonably local competition, the sites are about 2 miles apart following major roads.

I heard this evening that H-E-B stores have decided to pass on this property.  This store will not be built.  Jeriat, the correct name for the store at Hulen and I-30 is Central Market, and H-E-B considers that an entirely different concept.

I have been in some of the older stores around San Antonio, Fredericksburg, Kerrville, and in Cleburne.  Those look like standard grocery stores.  Central Markets to me seem to be more upscale, considerably larger, and more about the preparation of food than their regular stores.  I will admit that I have also been in their newer area stores in both Burleson and Granbury and they are almost Central Markets.

It is an entirely different concept.  HEB is a SUPERmarket, and they take all forms of currency, including all government food programs.  Central Market is a boutique food store with boutique non-food items, which accepts SNAP (food stamps) but not other forms of government food assistance (WIC, etc.)

What do you mean, texastrill? Just because it's not a Central Market does not mean it will be a Sack N Save.

I think what John is saying is that in HEB's newer stores, they have an upscale feel of CM while maintaining low prices and the full spectrum of grocery store goods. If that is what he's saying, I agree with that.  Their flagship store on Lake Air Drive in Waco has been that way for almost 20 years.  It is not a new concept but it is somewhat new to FW.

Posting a picture from Bud Kennedy's Eats Beat on Facebook:  "We are now up to 5 locations apparently set aside for H-E-B stores in Tarrant County."  I count only 4 distinct locations in Tarrant though.

8500 Quail Valley Drive/5841 North Tarrant Pkwy, Ft Worth, Ft Worth (Keller?)

6599 McCart Avenue, Fort Worth

5325 Lake Ridge Pkwy, Grand Prairie (barely in Tarrant Co.)

 

I'm particularly interested in the McCart location.  That's an old Sack n Save at McCart and Altamesa, diagonally across from a Kroger.  It would be great to redevelop that old store to something that's clearly an upgrade, and that area sure can use the redevelopment.  I wonder which store, if any, it would drive out though?  In addition to the Kroger there are also Aldi, Wal-Mart and Albertson's a mile south at McCart and Sycamore School Road, and the Winco at Crowley & Sycamore School Roads.  Alternately, maybe there's enough new housing in the area to support all these grocery stores. 

 

Although I think the redevelopment it will bring to that area is good, I'm worried it will drive out Albertson's which I selfishly hope doesn't happen because ( a ) it's where I currently shop, and ( b ) it's closest to my house, and a big empty supermarket there won't help my property values.

That Sack n Save has been sitting there forever with NO ideas outside of this one. I just don't know about converting this into an HEB. 

Now, if it was further east on Sycamore School Road in "no-man's land" (the long strip of undeveloped land between Crowley and Hemphill) then I could see it happening.

I'm going to continue to pull for HEB to go in the W 7th development and give Target a run for their money.

 

But I also used to live down off Sycamore School and an HEB in the old sack 'n' save is exactly what that area needs to breathe a little renewed life in the tired old strip center.

I totally understand why grocery chains aren't lining up to go into the vacant store at the corner of Camp Bowie and Clayton. But, man, I wish someone would do SOMETHING with that lot!

HEB is going to do well on McCart or anywhere else they decide to land in this area. If any other chain should be worried, it's Wal Mart. Add to that the number of people who are currently shopping at higher cost alternatives out of a lack of desire to do business with Wal Mart that might migrate over to HEB and it's hard to see them not working out.

The Morning News is reporting that they've also purchased properties in Dallas, Denton, and Collin counties.

Not going to link to the article since there's not a lot of new news, but the S-T is reporting today that HEB has purchased space in the Glade Park development in Euless at 121 and Cheek Sparger. It's technically in Euless, but it's a stone's throw away from Colleyville and Bedford. The development has blown up in the last year after the land was cleared several years earlier - Dave and Buster's, Dick's Sporting Goods, additional northeast Tarrant locations for a variety of retailers and fast food like Pie Five and Panera, Belk opens in the spring, and a movie theater is coming soon.

On the other hand, there is more and more housing down McCart Ave. and Crowley Rd. to replace customers the established stores might lose to HEB.

I'll tell you what I Was told years ago by their development team. The typical MO when coming in to a new "region" like DFW is to over a good period of time very carefully encircle the city's suburbs and surrounding cities and then once established begin working on closing in to the major city. All of it is done over a long time, HEB is slow, methodical and successful. With stores now in Burleson, Grandbury and cleburne and Hudson Oaks and Mansfield coming and possibly the Euless store as well I have heard of possibly one going in towards Denton It seems to be getting to that point of getting closer on that "closing in aspect"

Theres possibility of a Euless store coming? That would be perfect! We always shop when we visit Austin.

It's in far north Euless, on Cheek Sparger just west of 121 (across the street from Bedford's Wal Mart).  They've been sitting on the land for 3 and a half years.

H-E-B president: Dallas-Fort Worth expansion not a question of if, but when

"We do have sites in the Dallas-Fort Worth area that are identified, and at some point in time, provided H-E-B continues to have good success, I think you would see an H-E-B move to Dallas-Fort Worth."

I Thought this was an interesting comment from the City of Mansfield:

 

the agreement the City has with H-E-B gives them until 2021 to start the project. They own the property. The company does not publicly talk about its expansion plans. They just build their stores when they're ready to build.

HEB will probably start on a couple+ distribution centers just before the stores are announced and constructed. I think that's how they did it in Houston....

The Mansfield location seems like a no-brainer to me.  I drove by there the other day and don't recall any activity but I wasn't really looking either I sort of tuned out some of that retail development out along 287.

I haven't been out there because I'm staying home as much as possible, but I tend to tune out all types of suburban retail development.  For the record, my firm has done some of those buildings in Mansfield.

HEB announced new stores in Plano and Frisco for 2022. I would say it is safe to assume that stores in Tarrant County will not be far behind.

I'm starting to lose interest in HEB if they keep teasing us with new stores and not breaking ground.  I'd just assume shop somewhere close to home.  I like the fact that their store in Burleson has 6 types of everything you can think of but it's just too big and too far to go for anything other than specialty items I can't find at other stores. 

 

I tried shopping at Winco a couple times and by the time you make it through that giant warehouse of a store, pack up and drive home everything is pretty much melted or on its way and I feel the same way about HEB.

The H-E-B stores in Burleson and Granbury are also across the street from Kroger Marketplaces.

Yeah...  especially when I can't get 1 grocery store anywhere near where I live.

Here on the Northside and also on the Eastside.  Near Southside is lacking as well.

Relevant in what way?  That there are options or that the options are sparse?  From what I see on the map most of the places they show (especially on the eastside) is that all the options are convenience stores.

I'm starting to lose interest in HEB if they keep teasing us with new stores and not breaking ground.  I'd just assume shop somewhere close to home.  I like the fact that their store in Burleson has 6 types of everything you can think of but it's just too big and too far to go for anything other than specialty items I can't find at other stores. 

 

I tried shopping at Winco a couple times and by the time you make it through that giant warehouse of a store, pack up and drive home everything is pretty much melted or on its way and I feel the same way about HEB.  

 

I knew they were teasing us....
