A youtuber I watch brought up the idea that multi-family projects are ramping up, some say it is in anticipation of more families losing their homes and also the correlation of increased demand for self-storage units as more people begin downsize.
Multi-family units under construction:
I ran the numbers - there are 46 projects on that map under construction. 3,640 are inside loop 820, 7,674 outside the loop. (a 32/68 split)
As far as planned, 1,593 units are planned inside the loop, 4,950 outside the loop. (a 24/76 split)

Yeh, I'm curious how they draw the line between "planned" and whatever is before that (visioned?). There are a few projects that we've spoken about on the forum that are not included in the planned section, such as the Trademark project at Westbend and the the one just north of that or some of the other highrises downtown.
Also, I notice some under construction projects are not here. The Huntley, for one, is almost complete now. The Tradition Clearfork is also not here, but maybe that's because it's strictly an assisted living/memory care facility. Same for Cowan Place. Bryan Flats is under construction too now, but it just broke ground. I don't see it on either list. Probably more I'm forgetting.

One thing I wonder is if publicly subsided projects are left off? Many of the projects Fort Worth Housing Solutions is partnering on are missing. Huntley is still missing, and there is not a single project in SE FW inside the loop that is shown.
This roughly 3-mile circle centered downtown has 10,000+ units in the pipeline, 8,092 planned and 2,376 planned.

10k is an awesome number... now how can we get the city to ACCELLERATE transit (ie bus, train, bike) improvements to match?

Interesting chart from Jay Parsons. Fort Worth is one seeing one of the largest slowdowns in apartment supply in the nation.
Fort Worth, Orlando, Jacksonville and Salt Lake City are all big demand, big supply markets that have peaked early on supply. All are currently seeing elevated vacancy and rent cuts, but might be positioned to rebound earlier than others in the Sun Belt and Mountain regions.

I don't know how to interpret that table and quote -- the supply expansion is down, but I'm assuming that if there is elevated vacancy and rent cuts, the demand is below the supply, and so this slow down makes sense, and yet there is a projected supply expansion of 3.5%
