Branching off from the ISD Sell off thread. This project is on the site of the old YWLA building on Magnolia,

 

 

Looks like the YWLA building will be gone soon,

I like it...  it would be a good sign if that is a convenience store or some sort of retail in the bottom right hand corner of the building

The developers were seeking waivers for parking garage location and reduction of required commercial space, both of which were denied.  The building needed 10% commercial space by total area but only had 5. Two alternatives were brought up, either reducing the height of the building which would make the commercial space a larger percentage, or by building the parking to be able to be converted into retail but used as parking. The applicant was skeptical that the extra costs associated with a conversion capable garage was worth it.

It doesn't surprise me that developers would seek to cut retail space.  Often, these apartment developers know that retail space can be a headache and most would not put retail in their buildings if they were not required to do so.  I've seen retail spaces in some apartment buildings sit empty for years. I remember a developer in Houston responded to a newspaper article comment section once after his project received backlash from the neighborhood because without a retail component, it didn't fit in with the vision residents had for the area. His response was "I'm in the apartment business, not the retail business! ".

Didnt realize that.  I think the owners of the So7 apartments (white building second from north) have been converting ground floor never-leased retail into ground floor units.  I think that's a good idea.  Get some life on the ground floor, put the space to use.

If I were on that committee (UDC) I'd wrestle with the no retail space.  Personally I think the goal should be to have an active ground floor or in places where that isnt realistic, something that is interesting to walk by - making the sidewalk experience a good one.  But that doesn't necessarily mean retail space - particularly if the reality is the owner can't lease the space and it will be long-term vacant. 

 

I think the architecture is close but needs some refining to make it less arbitrarily busy.  I get the concept but think needs small tweaks to avoid looking gimmicky. 

 

All in all, I'm a fan of more people living in these walkable urban places so bring on the density.

I've built 7 projects for this owner. They started their own construction company and will attempt to build this on their own.... we'll see how that goes. Expect them to battle with the city on everything. That's all I got to say about that.

My firm, Halbach-Dietz Architects did the last renovations on the old building for the YWLA.  I worked on that project with our interior designer, so here's another H-D building that is biting the dust.  In my opinion, the new structure is a big improvement over what is being demolished.

What determines the "total job value" and does it matter how close the final cost is to that?  I assume that is purely the cost paid to the general contractor for the construction scope covered by that particular permit, right?  So what if they submit a permit for say $15MM (as here) but it winds up actually being $18MM?  The City wouldn't know that right?

On a busy nightlife/commercial corridor like this I think the two retail units facing Magnolia should be successful. Does "retail" include any commercial use, such as a bar, or is it more limited?

Typically retail spaces can be just about anything of commercial use... like restaurant/bar, office, medical, etc

Trinity Oaks was a mental hospital.  If you look at Google Maps Aerial View, you can see the building was expanded several times.  The first part of the building was built on the northeast corner of S. Adams & Magnolia around 1967.  By 1970, a wing was added to the east of the first portion of the building.  1980 brought an expansion of the western wing to the north.  By 1990, the building was expanded to the east with another "U" shaped wing, expanding all the way over to Washington Ave.

Taken yesterday from Oleander and S. Adams Street and the alleyway to the East.. The Adams St side is topping out. Once done it will add to a few of the lovely, tree-lined streetscapes nearby.

Windows are mostly installed, can't imagine brick is too far behind. This building now makes an impression on Magnolia as you go past this block. Fits well with the larger multi-story buildings on Magnolia. 

 

If retail is still a part of the plan, my dream is a Royal Blue Grocery/bodega on this corner... Heck, I'd take an urban 7-11 like on West 7th.

I hope the tree survives all of this.  The building is looking good, as I have noticed as I have driven down Magnolia.

I am not sure I follow the juxtaposing brick styles. Why? Seems a bit manic / split personality.

I don’t get it either. Perhaps an attempt to not have the whole Magnolia-fronting side bd one long brick wall. Doesn’t seem likely. The setback with the beige brick helps “break up” the building to be a bit unique. But all the different brick is manic.
