Stemming off the discussion of the Sinclair building getting a hotel conversion.

 

 

You can see this graphic from the historic commission clearly labels this lot as slated for a hotel and sidewalk improvements.

In Two of the renderings for the Sinclair you can make out parts of the possible building 

 

Here at 5th and Main the lower floors of it are on the left.

And here you can see nearly the full height, about 11 or 12 floors, and seems to include a nice rooftop deck.

Assuming it would be about the same height as STS or Burk Burnett, it'd be a very thin building, about 50 feet wide.  

 

Since the building is so well detailed in the above rendering and the other buildings are stock models from Google Earth, I'm thinking that the same group behind the Marriott Sinclair conversion is also behind this building. TAD furthers this, as the lot is shown to be owned by "Sinclair Holdings LLC", obviously the same group behind the conversion.

Austin, that same group was the first to do something with that site.  After they purchased the Scott-Harrold Buiding/Cox's/Lerner Shops, they demolished it for a parking lot for the Sinclair Building.

Did some digging and found everything I wanted to know. 

 

 

Fort Worth, Texas

This fourteen story building will be new construction, to house a Marriott AC hotel. The hotel will have 180 guest rooms, plus restaurant, bar and meeting functions. A roof top pool/amenity deck will also be part of the hotel. Retail space on the sides of the building, at grade level, will allow for a retail link to Sundance Square, which is a half a block away. The modern design uses a combination of materials to allow the new building to blend with the adjacent historic structures. The side is very urban and is 60’x 200’ in size.

Very good find Austin. I really like this building. it's simple yet effective. I think more infill with this foresight is what downtown really needs.

Has the property owner/developer made any progress on either of the two previously announced projects Downtown?  (The former annex building to the Hotel Texas/Hilton, and the Sinclair/STS building conversion to an Autograph Marriott hotel?)  

 

I've seen no progress and those were announced about a year ago. 

 

Regarding the design of the AC shown above:

The good: 

1) filling in a currently vacant surface parking corner

2) the way the building addresses the streets near ground level

3) the addition of an AC hotel - would seemingly be a great addition to missing MORE INTERESTING hotel room options in Fort Worth

 

The not so good:

1) I'm not sold on how well that black or dark gray part of the building will age.  When brand new it would look clean and slick, however that could age very poorly and seems to be missing something - I cant tell what - but could benefit from some changes. 

 

Overall, its pretty good. 

 

I'm pulling for this fellow to get all of these projects done and done WELL.

I like the general idea and design for a hotel in that location.

 

Urbndwlr, I wonder if what you sense as missing is some sort of cornice for the building. Any clue as to what the darker material is going to be... colored concrete, granite cladding, etc.?

I actually think it shall happen; and that the start date may have a lot to do with how quickly the City gets underway with the Convention Center Project.  Dallas is the home of the architectural firm; and they may open a satellite office in Downtown once construction begins; an office that could also become permanent.

Maybe they are waiting for the leases of the offices to run out at the Sinclair building before construction is able to start at this hotel or the Hilton Annex?

Sure enough, (though no new details, confirms the project is alive)

 

 

The AC by Marriott—the brand coming to the US from Spain and Portugal (with a location coming to Dallas that we told you about recently) will operate its boutique W-style hotel with around 150 to 200 rooms in Fort Worth, as well.

This is on the March DDRB agenda.

 

 

DG17-07 111 W. 5 th Street Owner/Applicant: Sinclair Holdings, LLC/ Don Epperson- Epperson Company Request approval of building massing and form for the construction a fifteen (15) story hotel.

 

Looks like we'll know some more after March 2nd.

That's pretty far down the list.  I will add it to the Fort Worth's Tallest list after work.  Slowly, I'm finding the height of all of our buildings, with a little help from the forum members.

Yes, I came to a similar conclusion after posting my comment.  There would be some property issues with Kress Building for certain.

 

One idea might be to create an alley with glass and outdoor dining on the hotel side over looking the brownstone wall as it does present some interesting opportunities.

I think you can just make the building as normal and then leave the side of the building open, but with exposed metal supports possibly. It would be challenging, but also a unique opportunity. Unique for FW that is.

What do you think would be a solution to use the narrow space between Kress and the AC Marriott?  I like the suugestion of exposed 3-story Piers creating a canopy along the rear of the hotel.  The piers could be steel wrapped in masonry material.  It will be interesting to see the solution.

It might be able to be open structurally, but fire separation required of the buildings and occupancy groups would make it about impossible to work.

 

*edit* I didn't notice the site plan. The alley shown would help with the requirements.

I thought about the alley helping with the requirements, but with such a narrow lot, I'm pretty sure that an alley would not make the building functional.  It would make sense to put all of the back of house and core elements on the south side of the building.

I'm thinking that a similar situation must have existed between 640 Taylor and the S-T Annex.  Are the two buildings sharing an existing wall?

There are two separate fire walls between the S-T building and the Frost Tower.   This is similar to what will be built between the Kress and the AC Hotel.  However, there is a different situation over at Frost.  Under the International Building Code, all of the Frost Tower above the S-T building along the property line, glass would not be allowed.  That certainly would not work for the office space above.  The two owners got together and replatted the block into one piece of property and the S-T building entered a condominium arrangement with Frost.  Since there is not a property line between them, the code issues between two pieces of property went away.  The two buildings still need to follow the code in relationship to roofs, firewalls, and separation between the two structures.  Please forgive me for being brief and generalizing.
