Stumbled onto this site this afternoon and found these renderings online. Decent little project. http://www.crelisting.net/PHv0AQq6w

Will be pretty impressive if they can get $26 a foot, as it wasn't long ago that Museum Place was marketing their buildings around $24 (for a considerably better location/product).  Just shows how tight the FW office market is for Class A at the moment.

Apparently the Class A office vacancy rate for West Fort Worth is 1.6%. Not sure what boundaries are for "west Fort Worth" according to the person who quoted it.

I also hear 6.9% but think that included a big chunk of former Lockeed space out far west that isnt really competitive with this type of space.

And, compared with what people pay in other cities, its a good rate for new Class A space in a good location.  On that note i recently read that several buildings in Houston have crested the $50/SF rate.  Of course that is likely to back off a bit as energy companies get a bit more conservative.

And Austin and Dallas have buildings doing $40+ per SF leases in several buildings.  So, depending on one's perspective, $26/SF is no longer a heavy number.

Over the course of construction, I have been watching this project take shape.  Unfortunately, I wasn't in a situation where I could take photographs.
