A Tanger Outlet Mall is being proposed for the southwest corner of I-35W and Texas 114.  The group is seeking money from the City of Fort Worth to develop this property.  Also, to be located at this intersection is Fort Worth's First Buc-ee's.

Yeah, not even close. That's well inside Denton County.

Yay, another outlet mall. Hopefully someone will have the good sense to tear it down when it's abandoned in 15 or 20 years and not leave it languishing like the ones in Hillsboro and Denton.

Outlet Malls use to be built far from population centers.  They depended on people to drive many miles to get to them in order to protect the malls in the cities.  Now that they are being built in the areas they serve, their success rate will probably be much higher.  The ones that suffer are those in towns like Hillsboro or Gainesville since they do not have the local population to support them.

 

I think this one that is being proposed will do well especially with the growth in that area.

These things seem to have a cyclical nature about them. Prior to the ones that were built out in the hinterlands in the 90's, there were a handful closer in to town (North Richland Hills, Allen, maybe another I'm not remembering) that were either out of business or close to it. Now the ones built as tourist/roadside attractions are dying off and more are being built closer to town. Just seems like another part of the cycle to me. I hope I'm wrong. The one that opened in Grand Prairie a few years ago looks nice.

Nope. Just means that there's going to be a battle. 

Personally, I'd just want the one closest to the rest of the city. That being the original proposal....

As promised at lunch today, the site plan for Champions Circle. There's a lot more to this than an outlet mall. And it would appear that Bucee's is indeed going to land in Fort Worth.

My understanding is that a lot of the stores that occupy outlet malls today are not true outlet stores in the original meaning of the term. 

 

Originally, an outlet store was where a manufacturer or a retailer would sell overstocked, returned or irregular merchandise at a significantly discounted price in order get it off their hands and recoup at least some of their losses on it.   This often resulted in very good deals for shoppers - so much so that such stores became extremely popular and had difficulty meeting demand given that there is only a finite availability of items which are genuinely  overstocked, returned or irregular.   And, when it comes to clothing, such items tend to occur most in the least popular sizes.  So the companies with outlet stores began manufacturing/ordering stuff for the specific purpose of selling it through the outlet stores. 

 

I am told that a lot of the stuff you see today in outlet stores was never carried by other retailers or the company's full priced stores - it is often a distinct line made specifically for the outlet stores.  In other words, many of these stores today are little more than discount stores through which an established brand can sell merchandise targeted to customers who normally would not be able to afford their products.  And by calling such stores "outlet stores" they are able to sell a wider base of customers without sacrificing the prestige of the brand name in the eyes of those who buy their full priced offerings.

 

That might perhaps explain the cycle that JBB mentioned (and this is just pure speculation on mu part). An actual outlet store (a good example of one that still exists is the Dillard's clearance store in Irving Mall and Six Flags Mall in Arlington) is of little threat to retailers.  The reason the merchandise is there is because it was not successful or has minor flaws and is likely not to be available in all sizes.   But a fully stocked store with brand name items at lower prices - that is a threat.   Sure, maybe the line sold at the outlet store is of lower quality than the lines sold at full-priced retailers.  But a lot of shoppers know very little as to how to determine actual physical quality of the merchandise they buy - many just rely on a brand's prestige and reputation as a guide.  So it would make sense that retailers would pressure for the outlets to locate in remote areas - basically to add a "price" in terms of hassle factor to the discount stuff.   And perhaps those outlet stores are successful enough that, when combined with the reality of online retailers, the pressure from traditional retailers to not locate in population centers is not as strong as it once was.  Again - just speculation on my part.

I'd prefer the outlets closer to 820... but this has WAAAAAAAY more to offer.

I know it's a growing area and all, and I have worked in the Alliance area. But it still looks pretty spotty in population there.

Absolutely. You have the entire population south of 114 that can easily access the one to the south and another entire population to the east of 35 along 114 that can easily access this outlet mall. I haven't seen a thing from the developers to indicate that this is an either/or proposition or that either one is worried about the other.

In the immediate area there is not a whole lot of population.  But there might possibly be enough in the region.   Sort of like Cabellas.   Certainly there is not enough population in its immediate area to keep a store that large going - but it draws people from a long way.

 

If I had to be on one location verses another - I would bet on the one with the Buc-ees.  There will be billboards advertising that exit from near Oklahoma City to Hillsboro - sort of how I found out about the Temple location a couple of months ago when I was still 85 miles away from it.   And Buc-ees will get me up there from time to time.  I never thought I would be excited about the opening of a travel plaza/convenience store.   But their beef jerky and dried sausage is wonderful - and I am long out of the supply I brought back from Temple.  I am already hungry for more.  If the shops at the outlet mall are smart, they will figure out how to draw in some of the traffic that pulls off to Buc-ees.

 

What they really need to make the place a destination is to convince Ikea to go in.  Driving to Frisco for it sucks - which is why I rarely go.

I get the feeling that entire area will become our "Frisco". 

Actually wouldn't mind if the Alliance section of Fort Worth would combine with Justin, Haslet, Roanoke and Corral City can combine into one city. Of course it's not happening, but would be interesting to see it.

Dismuke - You make a great point about the current state of outlet stores. They certainly are not the depository of misfit and unsold goods that they were in my youth.

And I'll grudgingly admit to being pretty excited about Buc-ee's. It's been a year since I've been to the south of this area and I have a craving for some Beaver Nuggets and their jerky.

I don't live as far from IKEA in Frisco as some on the forum do, but I would much rather go to one in Tarrant County.

It's been six months or so since I was up that way, but the parts of this development that are complete to the south and west of Bucee's are about as ugly as any sprawl as I've ever seen.

"Inaccessible" may be a bit of a stretch. Races at TMS are probably getting 1/2 or 1/3 of the crowds that were expected when all of the traffic doom was predicted 20+ years ago. I've been going to races for the last 10 years or so and the only time I've sat in traffic is in the parking lot after the race. I can pick up my race watching buddy at his house in North Richland Hills and we're tailgating in less than a half hour after taking roads that they tell you to avoid (377 and 114). If someone wants to hit the stores on a race weekend, they'll be able to get there. And, besides, none of those weekends are during the prime retail seasons of back-to-school or Christmas.

yea, "mixed use" really seems to be used here in the loosest of senses. This is a strip mall development with an adjoining apartment complex.

The only walking taking places is across oceans of parking after driving there.

On race weekends, 35W service roads are shut down at 114 to allow for contraflow traffic patterns.

 

Now, I suppose you could access this from Fort Worth with the U-turn at 114, but good luck trying to get to this from Dallas (114) or Denton.

There is a southbound exit from 35 that provides direct access to the service road entrance to the outlets just south of Bucees. And at every race Ive been to, you can access that southbound service road from 114 going east.
