Noticed some construction fencing up on Park Place today, did some research. Sounds like it just broke ground. 30 inpatient beds, 3 stories, 82,000 square feet, September 2014 completion date.

That is, I believe, the "back" of the building from the street perspective, as all the parking is behind it and not facing Park Place. The front is a nicely urban-designed thing, if the renderings on the construction fence are any indication. I could be wrong, but the rendering there even looks like it has a retail space somewhere on the street.

Was this lot slated for apartments at one point not that long ago? I know there was a large apartment complex planned in the area that the neighbors weren't happy about and I always thought it was on this site.

Someone correct me if I'm wrong, but I believe the apartment building was slated for the other side of Park Place. No idea if it's still a go or not.

The Baylor All Saints Surgical Hospital is on the north side of Park Place, where there was a small industrial park. The apartment project is slated for the Quarles Lumber Company site, on the south side of the street. The two projects are across the street from each other.

That makes sense. The Quarles yard doesn't look to be closing up shop any time soon, so that had me a little confused.

So with all this discussion about bad urbanism lately, I found some online renders related to this address. However, there are two that look like they could be from the project so I'm a bit confused.
First is this one. Clearly shows the hospital in the background, looks really nice.
But I've also come across this one, which is a tad different. Similar shape, different style. This is the image that appears on the sign at the site.
Either way, both buildings look like they'd be positive additions to the little Park Place village.

I was by there on bicycle twice last weekend sans camera.

Progress is good here.

Clearly the former rendering. I guess the neighborhood freaked out at having something modern looking down the street.

I'm not really sure where exactly this is going to be located?

The Star-Telegram article explained it enough that I figured out where it was going to be built. However, some family members have gone into their emergency room, so I knew where it was located.

A hotel as a possible future use. Intriguing.
You beat me to it...
I wouldn't even think to put a hotel basically within a hospital, but the more I think about it, the more I wonder why this isn't more common.

And while we're on the topic, I see that there's still a "proposed Hampton Inn Suites" on a site just a block northwest.
Was there anything solid, there?

Funny, that link takes us to the Vinnedge Bldg on N. Main. on the left panel and the proposed Hampton Inn on the map.

Looks like a 2-story MOB was proposed here at one point about 10-years ago. I'm guessing that never happened?

I don't have time to read through the whole report right now. Is it possible they're talking about hotel space for families of patients? The large Baylor campus in Dallas has its own hotel space.

It's interesting that the garage has the option of adding up to 5 levels of hotel on the side or I heard it could go above the garage. Looking at the UDC packet again....
"The second phase of the project proposes to vertically extend the building, adding floors for hotel uses and mixed office."

I wonder if there is still a hotel and mixed-use vertical expansion component planned? 300K SQFT is a decent-sized garage in and of itself. I wonder if the 1475 occupant load is # of parking spots or # of persons?
