210 unit, 5 story apartment project coming to Hemphill. No official name yet. Greenstar is an Austin based developer, they are part of the Independent tower which will be the tallest building in Austin upon completion. This will be Greenstar's 2nd FW project, they led the redevlopment of the office space at 801 Cannon nearby to this project. Ground breaking should be Q4.

Quite a snazzy looking design to me, will be curious to see how this one shapes up. 

 

This project is immediately West of the 400 S. Jennings project, and one block east of the Phoenix Apartments. In total, that's 544 units in less than 1 sq mile. Across Hemphill is the planned "Laundry" project. There is a lot of big projects starting to pop up in the Hemphill/Jennings Corridor on the northern half of Near South.

Certainly an eye-catching design.  Apartment complexes of this type are attractive to young, upwardly mobile, tenants.  Glad to see more sprucing up of the Hemphill area.

I'm not sure what up with this. Another developer has posted renderings of a "415 Hemphill", which is the site of this project. Perhaps Greenstar is no longer involved. Regardless, I believe this is the new design.

The new design is very average.... at least it creates infill and gets rid of a surface parking lot

Kinda boring to be honest... only thing positive to me is that it covers an unused parking lot with more infill

Anything known about "The Laundry" project proposed across the street from this? Seems it's gone quiet for several years now as well.

Filed with TDLR, listed groundbreaking is next month with a 1 year construction timeline (seems short?) Cost is $24,422,352.

Glad to read this.  That section of the Near Southside seems overdue for more development.  It is basically midway between Downtown and Magnolia Avenue, and really close to South Main.   So the location seems like it would be a great spot for new apartments. 

 

So lets look at residential supply in this neighborhood (roughly between 8th Ave & Jennings, and between Vickery & Pennsylvania): 

 

(unit #s are approximate)

415 Hemphill:  250

400 Jennings: 250

The Phoenix:  200?

Magnolia Vickery: 25?

Small TH/Condos/houses: 75?

(Rough) Total: 800 units

 

That doesn't include the residential in the South Main Village either.

South Main (from Vickery to Pennsylvania) has, what, about 600 units before counting the planned Vickery Ave TOD project, right?

If so we'll have about 1250 units in the northern Near Southside plus whatever the TOD Vickery project will add - if my rough math is right.

Just for the sake of simplicity if you divide Near Southside into 3 using Rosedale and Jennings as dividing lines (everything South of Rosedale as one, NW of Rosedale and Jennings and NE of Rosedale and Jennings), this is what you get from 2013 onwards when countings projects with 15 or more units,

These might all fall under the 15 unit threshold, many developed between 2005-2012, but can think of a few to mention/add all south of Rosedale that might add up to another 100 or so units:

- new/ under construction row of townhouses on Jennings just south of Magnolia. Phillip Newburn Architecture is the architect.

- building of dark metal cladding also on Jennings south of Magnolia (think there might be another phase coming)

- Texana townhomes - on Oleander. 

- Magnolia Green townhomes (Village Homes)

- the 4 on Oleander - first to be developed.  Red brick over split face block.  Maybe on 6th Ave?

- the ones just north of Texana on Oleander - densely clustered.

- the ones Joe Frank built just north of the Magnolia Ave police office. 

- the tan-ish Magnolia May townhouses (across from Mag May apartments), built a few years ago.

This missed it's TDLR start date but permits were filed with city today to begin construction so it should really get going soon.

At first glance, the elevator shaft looks like a high-rise in downtown. At second glance, it looks like an unfinished rendering for a high-rise in downtown. I was confused for a moment.

I actually quite like that this building has a cut through which helps break up the boxiness of most of these pancake-plexes

I would love to see more of this. They are calling for artists to submit their application to create something special for the 5-story parking garage facade! With a $50K budget, Im sure they will get plenty submissions to choose from.

I like the fact that on the souther side where the parking garage is exposed they are going to paint a mural on the parking structure to add some color to what would have been a huge wall of parking garage from both complexes.  More of these pancakeplexes need to do this.

I had to really look for the sign from this view.  It almost goes away.  I'm sure heading east on Broadway, it shows up well.
