Parking lot at Macon and 7th

18 March 2024 - 09:12 PM

All part of the parking lot at 7th and Macon has been listed for sale. The site is .637 acres.

You can see the listing here: https://www.loopnet....th-TX/31232042/

Strategically positioned at the center of Fort Worth’s Central Business District along W. 7th Street, the premier commercial artery that connects Downtown to the W. 7th Cultural District, the Property is perfectly located and serves as an ideal infill parking lot for surrounding uses. Furthermore, due to its location, the offering also serves as a fantastic future redevelopment site. Zoned H, Fort Worth’s premier Central Business zoning classification, the Property enjoys the most permissive zoning in Fort Worth, one that supports an array of uses and high density development.

Currently leased well below market by Burnett Plaza, one of Fort Worth’s most famous office towers, the offering is an unique cash-flowing parking lot investment with significant upside potential. With the long-term lease expiring at the end of February 2024, new ownership will have great flexibility to immediately reposition the Property in whatever way new ownership sees fit. As the fastest growing major city in the Nation, well located infill sites are fleeting, most notably, covered land sites.

Seco Ventures properties on Panther Island

31 January 2024 - 07:18 PM

Last year, Austin-based developer Seco Ventures purchased a large assemblage of property on Panther Island known as "Upstream" under the name "PANTHER ISLAND PARTNERS LP".

In the first bit of permit activity I've seen, Seco, along with Kimley-Horn Engineers, have filed a traffic study (login may be needed to access) for the parcel bound by Main, Commerce, NE 4th and NE 5th. The site is just 1 acre and the filing indicates plans for 9345 square feet of commercial space and 306 units. Encore Panther Island, located across the intersection diagonally to the south, has 300 units on a property almost 3.5 acres in size.

The northern half of this block is an office building. At one time, Southwestern Petroleum Lubricants was based here, but they appear to have relocated to Qourum Drive. TAD indicates that the building was sold in 2021, and I think a different tenant is in the building now. I have not been by in a while.

Brown/Tadloch House damaged by fire.

03 January 2024 - 11:50 AM

NBC DFW reports that the Brown/Tadloch House damaged by fire: https://www.nbcdfw.c...-house/3424428/

I have long thought the house was pretty interesting and a landmark in the neighborhood. The NBC article included several historic details that I was previously unfamiliar with.

Here's hoping the home can be restored to its former grandeur.

Trinity Lutheran Church

I've always had a soft spot for MCM churches, and Trinity Lutheran is one of the best examples in FW. The church is undergoing an expansion project currently, with a groovy design that compliments the existing architecture.
