I'll be excited if it's true, but I can see Shake Shack experiencing similar popularity and responses to In-n-Out. Long lines and a general "That's it?" or "<insert local name> has a better burger" sentiment. I think it's really good, but people will be expecting more than a really good quick service burger based on the hype.
And yet, after all the hype has died down, In-N-Out is still popular. I go there once in a while and it's always crowded.
I haven't heard *any* hype about Shake Shack. Never heard of 'em.

I agree with Mr. Brightside. I would have rather seen a Hopdoddy at this location.

I rode by on the bike trail on Saturday, and I did not see any activity at the space scheduled for the coffee shop.

The Starbucks stores that are typically inside Tom Thumb aren't full-blown Starbucks with the full menu. I would imagine there's enough traffic in that area for both to survive. The location in the grocery store will probably pull in a lot of impulse buyers that wouldn't go out of their way to make a separate stop across the street.

The West Bend location is 1/3 the size of typically TT according to a video I saw on the ST. Which doesn't necessarily make it urban but it does allow for a better pedestrian experience with a small parking lot, smaller store front, smaller carbon footprint, and more intimacy with the trees and surrounding buildings. I think when they build out the next phase of this project next year, it will showcase how a large grocer can exist in a small dense development that promotes a pedestrian friendly atmosphere along the river.

Honestly, the only thing that makes it disappointing is the wall being on the busiest street.
If they just arranged at least one entrance and a couple windows, it would be a dramatic improvement.

Consideration should be given to the original tenant of this space, Fresh Market, whose concept was to replicate the feel of a neighborhood market instead of the warehouse feeling one gets in today's supermarkets. FM, nonetheless and without the larger resources of TT, had a better grocer's experience in that it felt like a neighborhood market.
TT @ Left Bank , I presume, will try to be a hybrid of the neighborhood-supermarket concept. TT@LB success may depend largely on how quickly the residential/pedestrian population grows in its immediate area.

It will not even last as long as the Fresh Market. It was probably too close to the other two Tom Thumb stores, and because it was small, the selection of groceries was much more narrow. The news is very discouraging.

I would say that after two attempts with a grocery store that it would be time for another use. Retail may be the answer, but it would have to be something that could withstand having a deep space, if it was subdivided.

Is it me or does anyone feel like Westbend is not as successful as it should be? The location is great and I can't seem to put my finger on it. There are still several spaces that have been empty for a long time or have not had any tenant at all.

I think it is hurt by older and nearly vacant River Plaza office buildings built along the river and to the north. I also think that the extended stay hotel on the south end does not help the development. I'm also pretty sure that stiff competition from University Park Village has also impacted leasing. I don't think it would be too much of a stretch to say that Clearfork and Left Bank have also made some impact on leasing.

I'm not wild about the configuration and the grade. Just driving through the parking lot it just seems like the retail was just thrown in there because...well, why not.
The thing to remember is that this is Phase I of the development. Phase II will replace the hotel.

So I confirmed that the Clear Fork Food Truck Park will be no more. I stopped by for a snack and a beer and the bartender told me next Sunday (8/19) will be their last. He said the owner of the property will be developing it.
Thats a shame. Hopefully they can relocate elsewhere. Sounds like the perfect time for the Truckyard concept that was supposed to be built in the river district

They already have a second location, north of Montgomery Plaza/Target, on Weisenberger Street, called Fort Worth Food Truck Park. In fact, this location predates the Clear Fork Food Truck Park.
Yeah Ive been to that location, I preferred the clearfork. To allow more trucks, they would need another venue

That's a pretty small site. I wonder what they plan to develop there.
I also heard the extended stay suites at the S end (where the next phase of WestBend is planned) will close about the end of the year and be demod.

The site of the Food Truck Park was once the home of the Merrimac Restaurant and Disco. It was built in the 1970's. After the Merrimac closed, it was the home of several restaurants. It burned in the 1990's and was so heavily damaged, it was demolished. The lot sat vacant for a few years, and then it was redeveloped into the Food Park. I have heard that the owner wants to rebuild another single use restaurant on that site.

I knew that it wouldn't be long before demolition started. Over the last few weeks of riding down the bike trail, I noticed some survey work had been done, and after that, stakes had been placed along the trail. In the last couple of weeks, I noticed that many of the units looked unoccupied, so I assumed that they were evicting the tenants or not renting out as many rooms.

Now that the weather temps are moderating, I plan to ride my bike to work and back on Wednesday. I'm interested in seeing if there's progress at West Bend on Phase 2.

Presumably you'll approach Westbend from the trail. From the times I've passed by on University, it appears (windshield view) that ingress and egress is quite problematic. I don't go there. At least at UPV (across the freeway known as University Drive) there is an escape hatch via Rogers.

There's not a lot of visible progress yet. Just looks like they're clearing out the hotel rooms ahead of demolition.

^^I do too... I just wish something useful, like more apartments, can be done to the 2 wooden buildings especially the one that is boarded up just North of Westbend and the old Clearfork Food Park
