A couple of new tenants have leased space within the center.  Party City will be taking part of the old Circuit City space and La Madeleine has leased the old Mattress Giant space on the southeast corner.

 

That may help the image of the place.

According to their website, there is only about 13,000 square feet of vacant lease space.  The entire center is approximately 463,000 square feet.  That means that the center is roughly 97% leased and only has a 3% vacancy.

There are signs along the frontage road next to Overton Park Plaza saying the $5-and-under chain Five Below is coming soon. (Verified on their website.) I believe this will take one third of the old Circuit City space, with Party City as another and the last still vacant.

The Bennigan's Restaurant has closed.  I noticed the signs were removed by Monday morning.  This now leaves two of the large restaurant pads vacant. Chef Chen is also closed.

I'm not surprised. We were in the area on a Saturday night last fall and decided to give it a try. The food was great, but the place was pretty empty for prime time on a Saturday night. I'm not sure there's much left of their rebirth. The Lake Worth location shut down quite awhile ago.

Yeah, it doesn't seem like they coming back like the new owner expected.  Shame.  I highly doubt we will see any Steak & Ales come to fruition either.  S&A was around at a time when they filled I niche that is no longer needed.  We have PLENTY of steak places from Capital Grill to Del Friscos and even Outback.

I never heard anything good about Chef Chen, so I wasn't shocked when I first saw it closed down.

 

But I am a lil' disappointed with Bennigan's. I really thought it had a chance.

Benningan's used to be a favorite of our family.  The problem with their relaunch was that when they pulled back the last time, they'd gone from industry leader to also-ran, and even before they left the market the void was filled by other chains.  There was just no compelling reason for anyone to go there.  So no one did.

Great news: The former Friday's/Bennigans spot will become an Original Pancake House. I've eaten at one of their other restaurants, and the food is outstanding. Think more along the lines of Ol' South than IHOP.

 

Between this, La Madeleine, Thai Select and Sprouts, this strip-mall corner has gotten delicious and, dare I say, classy.

Chinese Restaurant to be torn down.  Fences all around property.  Finally something is being done with this vacant building.  Anyone have an idea what will replace it?

I was at Home Depot yesterday and noticed the fencing.  Unfortunately, I do not know what is going to take it's place.  I will agree with you that it was time to deal with the vacant building.  According to the shopping center's leasing plan, that building was not owned by the center, itself.  It was sold off at some point.

When I was in the area, the other day, I noticed the Overstock Furniture Store in the former Sports Authority space had a sign that the store was closing.  I was also looking around the TDLR website and I saw that Burlington Coat Factory will be renovating that space for a new store there.  I was also able to confirm on the Overton Park Plaza's website that Burlington is shown inside that space.  This new location is 40,000 square feet.  They currently are in a 64,700 square foot space in the old Mervyn's store on the south side of I-20 at South Drive.

The old Mervyn's will be hard to fill.  It's a bit south of the main retail area.  It's a pretty large stand-alone store.  I think Burlington will do much better in the new space.

The new building where Chef Chen was has a sign up for DXL, a men's clothing store. I was driving too fast to tell if it takes up the whole building or if it will have other tenants.

The site plan states that the outparcel is owned by others.  Therefore, it is under a separate development.  I thought I could look at the site plan to see if the whole building had been leased by DXL.

"That area" if you consider that it includes Cityview (one exit down on Bryant Irvin) has plenty of bars.  Considering how car-oriented that area is, Bryant Irvin isn't that far away.  Also there are places in Tanglewood and near Hulen Mall.  A bar in there would be okay but I don't know that it *needs* one.

It's on the endcap of the shopping plaza, facing Hulen, in a former Subway shop.  They should get a decent amount of drive-up business from people going south to get on I-20.

$5.8M is a significant retail renovation project.  I've tried to spend money at Dick's Sporting Goods and is sort of hard to believe they are opening another store.  They were an early victim in the smash-n-grab robberies due to their "no chase" security policies; in their case it was more grab-n-run shoplifting but despicable no matter what you call it.
