Unfortunately that is about right. 3 years ago I had a hard time finding a nice, new, 1 bedroom apartment for under $1,200 in the central part of Fort Worth. I'm sure it has gone up since then. There are cheaper options further out or that are not as nice.

exactly... price point is outrageous and I'm sorry, but the location for this complex is not appealing at all... next to the freeway, absolutely no retail anywhere near, not connected to the trails, not a very nice stretch of the river IMO and the view is of industrial buildings and train tracks.

However, I do think they did a nice job on the building itself.

I don't really consider this part of "the central part of Fort Worth."  It's not far away, but it's not really near anything either.  Also, the apartment shown is a studio- the bedroom opens to the living room with no door.

I checked the apartments where my son used to live.  You can get a two-level, two-bedroom apartment for less than that shoebox.  It's an older complex in the Hulen Bend area, so it's a little more affordable, but there's a lot more retail in the Hulen Bend area.

I checked the apartments where my son used to live.  You can get a two-level, two-bedroom apartment for less than that shoebox.  It's an older complex in the Hulen Bend area, so it's a little more affordable, but there's a lot more retail in the Hulen Bend area.

Yes Hulen Bend is an older complex so it's not really comparable. The rent at The View is about right for a new, nice apartment near downtown. I agree that the rent is crazy but it's not unique to The View.

Seems silly to me to move "near" downtown that doesn't have any neat amenities or anything right outside your door (and does'nt seem to have any in the pipeline. Not that I oppose this development or anything, just not someplace I'd live.

The majority of expensive apartment complexes in central Fort Worth are in pedestrian-friendly areas with transit access.

 

This apartment complex is close to downtown, but you have to have a car to get anywhere. There's no pedestrian, bicycle, or transit infrastructure at this site.

 

Anyone willing to live here may as well live in the suburbs and save a ton of money.

But you could walk to Mercado Juarez and get the very best that the area has to offer in the way of mediocre Tex Mex.

50% more space for the same money. 

 

There is nothing about that area that warrants the prices the View is asking.

I do think these apartments have a killer view of downtown and are on the river.  The rents seem reasonable to me for these reasons, along with the appeal of living in a brand new apartment. Surely not being walkable to anything but a Shell station is not great, but if I was not very mobile it would be perfect. (elderly, in a wheel chair, no interest in nightlife etc...)  I really like these apartments.   Now that being said, I have never lived in an apartment. In fact have not rented even for one day of my life. Lots of people are renting these days for sure.  Surprising as they are giving away money.

This product rents for $1500/mo. in the Austin market, so if our housing supply becomes more scarce we could see even higher rents.

Looks really neat from the trails. It also looks like a section of paved trail is being paved on the apartment side, for a short distance anyway.

I'm glad someone (TRVA? City of Fort Worth?) is building a bike trail to serve this complex.

 

Having the bike trail network serve this complex will improve its otherwise bad location.

Noticed that as I rode across the river from this. Looked like it was going to be a nice extension, maybe they can tie into northside drive.

I am not surprised this happened. It is a terrible location. Its been open a while now and there are very few residents.

More silly, pretentious naming... Template: The _(some name from a plant, building type, or historical place, no connection to locality necessary)__ at __(Some vague reference to a local thoroughfare, natural element, or made-up place name)__.  This could be done with an app programmed to provide two random nouns fitting one of the above categories in that order.

Looks like Phase II of this is in the works. Stonehawk (who have developed a number of FW properties on the periphary of downtown) have filed for a "4 story, 218 unit multifamily complex with a 2 story parking garage" at 1500 E Northside Dr, just West of here: https://aca-prod.acc...ShowInspection=

Notably, this checks Nitixope's boxes of being located near a highway, drilling rig, or train track, as it abuts UP train tracks.

Would love being that close to the bike trails.  Pretty quiet along there a bit of truck traffic but I don't think it is crazy.
