I'm very excited for both this project and Auberge Bowie House a bit down from the Crescent development. I drive past by these sites several times a week and have to say that part of Camp Bowie which serves the entire Cultural Area is a teeth rattling, pot-hole-pocked, mess. And throw in the ugly medians for good measure. I hope the City, maybe in partnership with the developers, and museums, and HCA, have a plan to make some improvements. The newly landscaped and well paved West Lancaster through downtown is a good example of what might be.

I was browsing GFF's portfolio and noticed some renderings I had not yet seen of the residential portion of the building. This is now almost done, so you can see it in-person.
Also interesting, and something I've wondered about. There is a 9-story building depicted in one of the aerials at the corner of Bolland and 7th. This has been used as the construction staging site for the current project. Perhaps there is a future phase planned here?

IMO, that 9story "phase 2" would be a great rounding out of the project

In case anyone wants to invest some pocket change into the new restaurant in the Crescent office building:
Duro Hospitality: $4.4 million
Dallas-based restaurant group Duro Hospitality is looking to raise $4.4 million in equity for an entity titled "Duro Ft. Worth Holdings LLC," according to a federal filing.
Duro Hospitality currently operates seven concepts in Dallas, including The Charles, Mister Charles and El Carlos Elegante. The company was founded in 2020 by Benji Homsey, Chas Martin, Corbin See and Ross See following the successful launch of The Charles in 2018.
Duro does not currently have any concepts in Fort Worth.

In a (paywalled) interview with DBJ, John Goff says Crescent is planning more Cultural District developments. He notes that that the Museum Place site has more land and they are seeing interest and working on another building. He has a lot of other great qoutes as well on what he thinks Fort Worth should be doing. I particularly liked his note that Fort Worth should be careful about creating sprawl and look to create neighborhoods with character.

Seems to me that the city has already let the horse out of the barn on this one. Creating sprawl is what Fort Worth does best. The only reason the city's population is as large as it is is because it keeps sprawling all over the place.

That's not just a Fort Worth issue, though. ALL the major cities in the sunbelt are sprawling.

Yes, agreed. This building evidently is getting rents that are roughly $20-30/SF higher than some other Class A buildings (most of that inventory was developed in the 1980s, but maintained and renovated over years). And, they reportedly had more companies interested than space available to lease.
John Goff recently was interviewed in at least two local podcasts. One was the Fort Podcast, which is real estate focused, and the other is Innovate Fort Worth, where the discussion revolves more around economic development, talent, and (of course) innovation. He addresses this development in both interviews. In the Fort Podcast interview he does address the flight to quality.
This is happening across the US, but a little differently in each city. Some percentage of office using companies have been choosing to leave otherwise nice (Class A) office buildings built during the 1980s-2000s for brand new buildings. They are paying significantly higher rent in the newest AA buildings, but many are simultaneously shrinking the size of the office . This is exacerbating the financial problems for these 10-40 year old buildings that are not residential conversion candidates and cannot find any lenders to refinance their loans when they mature - for now anyway.

The Star-T story has a line near the end that makes it sound like Crescent has plans for street improvements along Camp Bowie outside their property to calm traffic and making walking more enjoyable?... I wonder what that means.... and if that means they will somehow be paying for it?

I bet Crescent will signalize at least one of the existing unprotected crosswalks at Van Cliburn Way or Will Rogers Road. I wish they'd go further and write some truly enormous checks to implement the cultural district roundabout at Montgomery and fix the six-way intersection at University by making it four-way.

The intersection at Van Cliburn also has one of those frustrating L shaped crosswalks, with no marked crosswalk on the West side of the intersection. If you wanted to walk from the hotel to the Kimbell, you'd have to cross three streets. My assumption is that they do these so that right-turning cars won't be in conflict with pedestrians. I wish the City would make it a policy to have crosswalks at every side of an intersection, especially in high-pedestrian areas.

If you recall way back when the bricks on the road were in rough shape, there was an assessment for business owners along the street to restore the "charm" of the street. So the idea of private participation to improve things is not unprecedented.

Oops, I meant to write Clifton Street instead of Van Cliburn; edited my post above. But, you're right, the existing Van Cliburn L-shaped crosswalk sucks too and should be updated into a full-square crosswalk.
I am excited for this. However, first impression is that the building from the outside and signage are much more understated than I expected. I was just comparing first impressions to places like the Ritz-Carleton that perhaps evoke feelings of grandeur with a strong a sense of place, something that draws you in. So are we looking at the front entrance here in these shots or is this a side valet entrance?
In the photos above we can see a bit of the hotel's frontage on Van Cliburn, and I think it looks just as understated as the hotel's Camp Bowie frontage. So, I don't think we'll get any more grandeur. In any case, the understated look works for me personally.

I think Austin55's first image shows how it will work out: the glow from the corner building's high-ceilinged ground floor bar and the eventual top floor bar, as well as looking into the hotel lobby artwork and through to the glow of the courtyard will invite people in (at least at night) like a display case of activity and luxury.
It is probably better that they don't try to externally outshine the architecture and landscape of the museums across the street, and instead balance it with an understated and substantial, high-quality building.

That's what I think too. Draperies do tend to impart a more luxurious feel to a space.
Some of it comes down to the look (and feel) of the fabric, obviously. While this pertains to a different interior design situation, one of my favorite clothing brands has these beautiful (and heavy) striped satin drapes on their fitting rooms in many of their stores; they look and feel quite luxurious:
I've been to other locations of this same brand that replaced those aforementioned satin drapes with different fabrics (or with doors); at least in my opinion, those spaces lost some of that luxurious look and feel.

I saw a lady walking a dog earlier this week and she went inside the building as if she lived there. I'm assuming at least one phase of the western building is ready and being leased out to tenants wanting to get in early. It's that or maybe she could have been a leasing agent who brought her dog to work

I recently saw some the details on this. Traditional upscale, menu includes raw items (oysters, tartare, etc.), handmade pastas, fish, meats, skillet vegetables, and a wagyu burger. Very high end finish out. Google 'Harry's Bar London' or 'Polo Bar New York' to see what they're going for.

Has anyone checked out the prices here? The cheapest unit I see is $2,278 for 707 sqft on the second floor and the most expensive is $8,750 for a 1760 sqft corner unit on the top floor. I'm guessing this is taking the crown as the priciest place to rent in Fort Worth.

Anyone know what the total height is of the planned new Crescent West office building?
And what the total height is of the current Crescent East one? I think those are the names they mentioned.
Can't open the DMN one but saw on FWBP and FW Inc website & newsletter.
I care a lot about how these meet the streets - esp W 7th Streets. Those driveways they do in the office buildings in uptown Dallas can make really awkward sidewalk environments. I mention those b/c Crescent has built in that uptown Dal NH and could see how they or design team might take cues from what has worked well there.

As of right now, I do not have the height of the new Crescent West Office Building. It is probably a little too early to get it. I do have the height of the Crescent East Office Building. It is 8 stories and 130 feet in height. Crescent East is listed in the Fort Worth's Tallest Building Page as the 75th tallest in the city. On that page, it is called out as "The Crescent Offices".

I'm glad that area is starting to bulk up. It would be neat if over time Bailey was kind of an urban strip as well. So many vacant and worn out small commercial buildings like old car dealerships, etc, down that way that surely developers would have their eyes on.
