#151949 FWISD property sell off

Posted by Austin55 on 29 April 2024 - 01:36 PM

Wow that's big! West 7th 2.0, coming right up.

Three other notes I noticed from the zoning submittal

- The architect is Michael Hsu out of Houston: https://hsuoffice.com/

- The total project will cost "approx $850 million

-It looks like the developers will pursue significant street rebuild in the mixed-use areas.

Also, I didn’t realize Marion Sansom Park had those views. I’ve been missing out.

It's a little slice of Hill Country in the City. I make a yearly pilgramage during the fall.

My understanding is that those are Fort Worth and Western tracks. Does anyone know how much use they even get?

I found myself with some free time this today but not enough time to get a parking pass (I think they sold out anyway) so I rolled into the Marion Sansom Park about 10 mins before the Blue Angels show and watched from there. Did a bit of a hike to find a good spot. There was a lot of people out, the parking lot was full and lots of sections of Cahoba had cars parked alongside them. It was a great spot to watch from, as many of the low passes over the runway were essentially at eye level.

#151811 Northside Developments (Non-Stockyards / Non-TRV Projects)

Mulholland Building zoning change was voted for unanimous approval by zoning commission. It was quite a long discussion at 35 minutes. Parking was a big topic of contention.

In other news, leasing has begun: https://www.loopnet....th-TX/31384967/
Look at all that space!

I also found it "interesting" that a Granbury housing development that targets retirees seemed to be the lead sponsor

That community even has it's own "air show"!

Also worth noting that Saturday is sold out. Still seem to be some space on Sunday. I don't think they did much advertising because they didn't need to.

I'll also add that it's great post-tour event for those of you attending the Walking Tour, which is on the Near Southside this Saturday. John will be one of the guides, as usual.

#151683 Burnett Plaza

Drama involving banks, Burnett Plaza ownership, and renovation contractors. The current vacant rate of the building is 26%.

https://www.bizjourn...uits-liens.html

That would make a heck of a hotel or apartment building.

Of all of the big ofice highrises in Fort Worth, it seems to me Burnett has the easiest floorplan for residential conversion (outside of The Tower, of course!)

#151657 University Avenue rebuild through Trinity Park

Posted by Austin55 on 03 April 2024 - 03:29 PM

TCU says work will start on the stretch of University through campus this Spring: https://www.tcu.edu/...rsity-drive.php

I don't think I realized the project was going to go all the way to Campus. I knew that was part of the vision, but I never really saw any drawings of it. It's listed only as a "future phase" in this presentation: https://www.fortwort...resentation.pdf

So no Chick-fil-A, Starbucks', What-a-burger or In-N-Out drive-thru windows?

This is the current table of prohibited uses in the current code,
