Revisiting Renaissance Worthington Hotel (ver. 2)

I think I've found the best way to redevelop that area around the R.W. hotel. As some of you know, I worked on this for about 2 and a half years and wanted to find the best way to reconfigure this area, which is pretty dead and underdeveloped, especially considering its proximity to Sundance Square. 

So after taking the 33 story hotel, I decided to build around that. Taking a page from fellow forum member, Austin, I took some examples from Portland. 

The site includes (not too much different from the original, but still different): 
 
- 33 floor R.W. hotel w/ reuse of old Joe Daiches building 
- 15-20 floor office (ground level retail) 
- 9 floor department store with connecting multi-level garage 
- new 6 floor Tarrant County Admin. Building 
- 4 floor apartments w/ 3 level garage inside (ground floor retail)

3D overviews. I didn't upload them to Google Earth because the existing buildings can't be deleted in the new format. So here they are.

9 story department store. I would think the style of architecture would be traditional to match the rest of Sundance. The ground level would feature a REAL grocery store, facing the plaza. Ground level retail on the other side would feature three spots, one of them being a restaurant on the corner facing Houston St. Not sure what I want to do with that midsection, though.

4 story apartments. Multi-styles like The Cassidy.

The first pic is of the Throckmorton side, which would feature 4 small/fast food restaurants on the ground level. 
The second pic is of the Houston side, which would feature a large restaurant/entertainment venue.

Modern Midrise. Features large space for a major pharmacy, large restaurant, and more retail space.

New Tarrant County Admin. Building to replace a block that's mostly surface lots. I would be willing to sacrafice the remaining buildings located there.

- CVS Pharmacy 
- Texas de Brazil (relocation) 
- Cabo Grande (return & relocation)
- ???? (Upscale clothing?) 

 

Department Store: 
- Sprouts Farmers Market 

- Little Germany Restaurant (relocation)
- GameStop

- ???? (no idea yet)

 

Apartments: 
- Hard Rock Cafe 

- "Fast Food Row" (Whataburger, KFC, Which Wich, Panda Express)

I'm not sure about some parts of this vision, in part because a lot of the buildings in that area aren't worth tearing down, and in part because I don't think anything over 5 floors or so should be built within the blocks surrounding the courthouse.

Which buildings? 

(And as for the building heights, I wouldn't go tall if it weren't for the Bass Towers being just a couple blocks away)
