This FWBP article covered a couple of speakers on Fort Worth's economic development, mostly regarding the commercial retail industry with a focus on Clearfork.  Some gloomy news about the viability of malls and their department stores.  But a cautionary note about grocery stores, specifically about the German grocery chain Lidl which is coming to our city.  There is some mention of residential living and the hospitality industry, particularly downtown.  Informative mid-year analysis.

FWBP has an update on the grand opening beginning Thursday, Sept. 14.  Seems like only yesterday that the large tract upon which these fabulous shops and offices now grace the landscape was a sage-brushed, mesquite treed, and thorny field populated only by cows.

When they first started erecting the steel on this building, I knew it was a restaurant.  City Works is sitting on the opposite end of the row of shops where Neiman Marcus is located.  These shops are located on Monahans Ave.  Directly across Trailhead Bend Way is where they are currently building the new AMC Theater.  Generally to the south of the theater, the steel has been going up on the new Bowling Alley.

Remember when we saw that Grimaldi's was going into Westbend and then all of the sudden, the name was taken off of their tenant list?  It appears that Grimaldi's will be opening a restaurant in the Shops at Clearfork.  The TDLR Project Registration website shows them opening a restaurant in February of 2018 on Monahans Avenue.  This is on the same street as Neiman Marcus.

Riverhills Phase 4 went before zoning. They plan 200 homes in this area.

Is Phase 4 on the west side or the east side of CTP?  I was never sure how they were going to number things with 4 and 5.  I guess west side would maintain a relatively clockwise scheme.

It was planned for West Bend on University and never happened. I think Bar Taco ended up in their space.

The location at Clearfork has been under development for quite some time. It had its permit posted quite a long time ago and several businesses have opened around it since.

Clearfork seems to be planning some more growth for the first time since all the retail was completed in the form of a 6 story, 397 unit apartment block to the East of the Kelton.

Was in Fort Worth last weekend and Ubered to Clearfork to check it out.  Super nice.  Did a one person pub crawl through the place.  Fixe, B&B Butchers, and Doc B's were packed on a Sunday night.  Twigs - not so much.  I really liked Doc B's.  Although the wait staff I talked to had just moved to town and had no idea of where they were at the local level geographically.  (Like asking where Marathon Blvd. is).  I find that often in Austin.

Twigs is horrible and likely will not last another year.  Looks like a hotel lobby restaurant with bad food

I agree about Twigs.  There are a lot of great options in Clearfork, but Twigs is not one of them right now.  They would do well to go visit their neighbors and sample the food, but most importantly, take notes on the experience that many of the other places present: the feel and of course the very important element of the the staff and service, the attention to detail.  I never like to see a place fail; I think that maybe they just reached too far away from their other locations in the northwest and are not operating at their best.

I have enjoyed Twigs when I have gone.  Maybe I just picked the right thing to eat.  However, I will say each time I have gone, the restaurant has been less and less busy.  That is a bad sign.  Hope they can get it going again.  The other restaurants seem to be doing very well.

We enjoyed their food very much when we went. However, their service is pretty horrible. Wont even take orders over the phone for takeout ha!

Spent an evening exploring Clearfork again yesterday.  Wow!  Beautiful.  And so full of energy.  Lots of people coming and going.  The weather helped, of course.  Had cocktails at Fixe and dinner at Mesero.  Both were outstanding.  Both were packed on a beautiful spring evening.  I know it's probably not for everyone, and it is indeed a special occasion for someone like me who would not hang out there on a regular basis, but it was, as my grandmother used to say, "grand."  Glad I got to experience it again.

I think Clearfork is great.  Nice selection of restaurants, very walkable, and feels very safe.

Yeah I am a fan and enjoy going there for happy hour. Although pricey and on the high end I think Butcher Bros is probably my favorite steakhouse in Fort Worth. Nice to try at least once although I’m generally a Texas Roadhouse kind of guy.

Yes, this is the new apartment building being constructed to the east of The Kelton, in the block bounded by Apache Plume on the NW, Ozona on the NE, Clearfork Main Street on the SE, and Gage Ave. on the SW.  This is going up immediately across the street from The Kelton.

I know not every pancake complex can't be architecturally significant, but this design seems as though they didn't even try.  It looks like a bad office complex converted to apartments.  It is serviceable and will add more units to the area however it is probably the most terribly designed apartment building I have seen.

Even though The Kelton is not the best design, it does appear rather bland in comparison to it.

Hopefully they will at least use nice materials for the finishes.  In general there has been pretty good attention to detail in Clearfork, but I guess as different groups come in they bring with them their own styles and economies.  Unlike some other developments we've seen early renderings of (and I know this is not an early rendering, the dirt is moving) I'm comfortable that it will look no worse than the renderings; downgrades almost certainly won't happen.

How much more affordable, exactly...? 

Because it would seem that even the "cheap" units would be more on the luxury side.

I don't think the Clearfork area is trying to be anything other than luxury.  That is the market that they have chosen to serve, with the apartments, and the shops, and the restaurants.  I know that we can't have a whole city like that, but I'm glad there is some of that, because I think (perhaps controversially) that a place / amenities like that stand a chance of making the city just a little more attractive for business owners to relocate here.  Of course, available skilled workforce is extremely important, as are things like schools and healthcare, but ultimately it is most often the business owners that make the decision to move their business.

The design does lend itself to modernity and affluence.  My critique is that it looks more like an office building than an apartment complex, and as a result is uninviting..maybe I'm just too folksy about living spaces.

I completely agree that in the renderings at least, they look more monotonous and commercial than The Kelton.  The Kelton has different styles and materials and minor set-backs and roof edge styles that kind break up the facade and make it look more like a collection of smaller buildings.
