Heard a rumor that a two story warehouse on the near southside was going to become lofts, and would include adding additional floor(s) to the existing structure.  I think I know which one that would be, but not sure (Lipscomb and Vickery).

 

If true, that would push some residential to Vickery which the Fort Worth South really wants to see happen.

 

It feels like there's a lot of momentum in development right now.

The building at the SW corner of Vickery and Libscomb has had a lot of activity in it recently (workers moving boards, paint, etc) , I've noticed. Is the conversion going on with it?

(Magnolia is the property managemet company, so it's not a reference to the street.)

 

I have a friend that's involved in the project.  They started demo work this week.  I've seen a rendering and it's going to look very nice.  They're adding an inset 3rd floor with a rooftop terrace surrounding it.

Fantastic! Do you know if they will fix up the sidewalks, (imagine that big sidewalk with some trees and benches) or do  anything with the connected building on the west side? (809 Vickery?)

Vickery has a ton of potential, and seeing W7's transformation from an industrial area to today has been awesome. Would be great to see Vickery, South Main, Lancaster, and Daggett all develop together over the coming years.

This project has been a labor of love for us. The 3rd floor walls are done and we started flying roof trusses last week.

We should start framing out the 2nd floor next week.

I was really shocked to see you guys posting about my building. Really glad I found this forum.

Welcome to the forum, CrimsonBuilders!  I don't know why you would be shocked that we would be posting about your building.  This is a website dedicated to the Architecture in Fort Worth and this forum focuses on the architecture and various urban design and city discussions.  When the project is finished, I will get the building listed on the main portion of the site.

Not shocked in a bad way...shocked in a good way. Just didn't think anyone would be all that interested in our little projects.

 

I'll try and post pics of the project once I figure out how to do it...

I have been very interested. Our architecture office is just to the South on Daggett. I've been watching it go up from my window, and while I'm out smoking. We had many discussions on the roof trusses last week.

We ftp upload our imaging on our 360Texas.com website server.  

 

Then I can call the images here by clicking on the image icon in the above toolbar and add the URL link to the server folder.

360texas and JBB's instructions are good.  I host all of the photos posted here at www.fortwortharchitecture.com and I simply link to them.  The images have to be hosted at some location and you provide the BBCode and the link.  Once they are hosted, you can also use the picture icon in the reply box and simple paste the link there. The forum software will do the rest.

Any inside information on what the price range may be for these units (if you have to ask)? Would love to move back into my old part of town!

Our development partners generally don't set the rent rates until we are 60 days out from occupancy. So, they should be published by the end of January at the latest.

Where will the residents park? The block the building is on is actually pretty full, although there are adjacent blocks with sufficient surface space available.

There will be parking on the street along Lipscome where the old dock was. There's barely enough space to do 38 apartments, office/retail wouldn't have worked well there.

Yeah, it was risky when we got the deal, but we (our sister company is Magnolia) believe in the area and we see it becoming the next 7th street.

First of all, from Dave's photograph, it is really hard to tell what is actually happening with the roof.  If the roof does slope to a valley in the center, then there will be roof drains at the low point to take the water away.  Although we don't like to design a roof like this, it can be done and has been done frequently in large warehouses.  On those buildings, there are usually large gutters in the valley.

Well, it's finally done....got the CO on Thursday and the first residents moved in yesterday.

So glad to be done with it.

We're starting another old building retrofit to a restaurant next week at 1007 South Main Street.

There should probably be a long-term project started to move all electric and communication cables underground in the inner city, perhaps in conjunction with street reconstruction projects.

It's coming. 

If they're planning to redevelop this entire area (which I'm sure most of us believe will happen), then they're going to have to do that.
