Caprock Group has purchased 1111 Foch, the small building immediately north of the Lancaster Avenue bridge on Foch (south end of the Foch Warehouse complex) in the Cultural District/7th Street area, and are now redeveloping the structure as a mixed-use development. The project will feature ground-level retail/restaurant/bar space on Foch (with optional patio area), ground-floor office space to the rear (eastern side), and four loft apartments on the second floor. It looks as though work has already started on the project.

LoLa developers plan bar and grill for former transmission shop

One of the smaller mixed-use developments in Fort Worth’s Cultural District is expanding following the success of its first venture – Capital Bar.

Developers of LoLa, a mixed-use project named for its location near lower Lancaster Avenue, already have started work on a new 3,000-square-foot upscale grill and bar called Magnolia Motor Lounge, which will open at 3005 Morton St. in the former Vaughn’s Transmission space.

Clay Mazur of Mazur Capital LLC is the developer, Michael Barnes, president of Barnes Architects and Mowlesh Ramarapu are Mazur’s partners in the LoLa Development.

Barnes said Magnolia Motor Lounge originally looked at space on Magnolia Avenue in Fort Worth’s Near South Side(hence the name), but ran into problems when trying to get a hard liquor license. Once the owners saw the transmission shop space, they were sold Barnes said – and at the same time, original plans to demolish the former transmission shop were shelved.

“We can turn it into something pretty cool next to Capital Bar,” Barnes said. “It’s a cool looking building and it will be the same style as what we have at Capital Bar. We’re going to have the inside fashioned more like an old service station with kind of a retro feel. The industrial section of LoLa is geared toward that. There will be a snaky looking bar and it will have old stools like what you would have seen in an old transmission shop.”

Magnolia Motor Lounge also will feature a rare 1956 Porsche as its centerpiece. Fort Worth resident Mark Euckert is the restaurant’s owner.

Also under construction as part of the overall LoLa development is a new outdoor stage and bar in the works in the courtyard of the 2,600-square-foot Capital Bar expected to be open by April as well as work being completed on the ground floor of a planned nine-unit condo mixed-use project called Norwood Condos. Barnes said the condo portion of the 8,300-square-foot building at 1005 Norwood St. is on hold until the market improves, but the ground-floor retail is going forward with a planned red stucco exterior – and several restaurants are touring the space, he said.

I agree. It's great to see that the "Big 4" developments (Museum Place, West 7th, So7, Montgomery Plaza) are serving as catalysts for smaller, more organic development projects. It's amazing how even the smallest of projects, be it the Southwest Bank building, Capital Bar, Red Oak Foundation building (across from Target), Foch street warehouse-turned-retail building, etc can contribute so greatly to creating a cohesive, truly urban neighborhood. I can't help but wonder how great areas such as the Cultural District and the Near Southside will look like in a mere 10 years. It's really exciting to watch.

Yeah... the wife and I are catching Fort Worth Fever. Right now we live on the outskirts of town, down by Crowley, but are looking forward to selling our house and moving somewhere in toward the city core. We've seen some new construction in the Fairmount area... again, infill stuff... built with modern techniques but in the old style, and for less than I might have guessed.

If it's French, and I'm assuming it is (named after a famous French general, I think) it's pronounced fosh.

That might be technically right, but if someone told me something was on "fosh" (long or short o), I'd have no idea what they were talking about. I've always heard it with a hard ending -- fock (equally split between long and short o).

Hmmmmmmmmmmmmm. Then, it might actually be closer to a German pronunciation, rhyming with loch.

haha, I've known several people with that last name. None pronounced it "Fosh" with a soft "o".

Fock, soft "o", and hard "o", bot no Fosh of any type "o". But I'm from PA. :-)

Maybe it'll have to be a spellman type name

For whatever it's worth, my French aunt, whose father was a WWI Croix de Guerre recipient who knew and worked with Marshal Foch, pronounced the name as Fosh with the long "o" as in go. That's the way I always heard my Fort Worth family members propounce it as well. It's amazing how many variations there are on the name now that the street has become such a center of activity again. And a little sad that the stature of the "Great War" hero has largely slipped from memory.

Why would Fort Worth name a street after a French Marshal? What's the connection?

In march of 1918 Field Marshall Foch was named the supreme general of all the alliied armies in Eruope. Sort of like when Eisenhour was named Supreme Commander during WWII.

Foch was a very well known and respected soldier and was one of the big names of WWI. With Camp Bowie training troops to be sent overseas, it is understandable that recognition would be given to Foch.

The name came when Franklin Street was changed to Foch Street in 1922 in a large name change action that came after annexation of Arlington Heights and other parts of the city.

I've been wondering about that myself. The adjacent building redo has some extensive window work and residing going on up top on the north side. (As seen from my gym). I'm thinking and hoping residential?!

Nothing has happened to the building.  I don't know if the project is on hold, or they decided not to do anything with the building.  Considering how the area has rapidly improved, it is now an eyesore.

great  pics but this is at the other end of 1111 foch, the caprock building is starting to be gutted and is apparently going through some adaptive redesign
