Does the project deserve the tax breaks? Yes. They’re increasing Fort Worth’s tax revenue. Don’t know if it should always be a do or die bargaining situation. I believe the decision has already been made they’re just making it official.

I think I agree less with some of the article’s premises…

Developer Tony Landrum risked everything on an unproven concept: selling high-rise condos in downtown Fort Worth.


Come on, the exact same thing has been done, over, and over, in city, after city, through out America. How many posts on this forum alone, begged for residential places downtown to purchase? I know I was actively searching for a downtown residence, to purchase, starting in late 99.

Unproven? I’m just amazed it took them so long to finally do something.

The game is about to start, so I probably shouldn't get started....

Well, given Fort Worth's conservative approach to, uh...just about everything, it did kind of seem like a gamble to put houses in one of them big, tall, shiny things they call "skyscrapers". But you're absolutely right that high-rise living is NOT a magical innovation brought about by The Tower, even if it is the first of hopefully (but doubtfully) many residential skyscrapers in Fort Worth. I'd like to put a few more quotes from the article that made me raise an eyebrow...

The condo market is established in downtown now...


Then where is the slew of proposals that other established condo markets experienced? I would hardly call this project and Niel P a slew...

But Fort Worth has considerable leverage in this deal. The condo and office market have been unusually strong.


Again, if the markets are so strong, where is all the activity? The only office project floating around was the XTO tower, and that's indefinately on hold while the Landmark tower becomes parking. I'm wondering where all those office midrises are that a real-estate group promised us at the beginning of the year...

The center has 1.2 million square feet of space, which is a huge amount. And there's a chance that the condo market will be flooded with inventory by the time Porter's units are ready.


Yikes, if 60 units is a flood then I'm scared to think how bad of shape the DT condo market is REALLY in.

I should clarify that I don't consider the UpTown projects (Trinity Bluffs and the like) part of the downtown RE market, which might be why a lot of people disagree with me that downtown isn't seeing as much as activity as it deserves. But still, considering UpTown, W 7th, etc. paints an even bleaker picture of the central RE market if you were to compare it with cities of Fort Worth's size (and by size I don't mean city limits) and employment, so even if we are using a pretty liberal definition of downtown, things aren't adding up. Maybe I don't know the half of what's going on, but my respect for Fort Worth dwindles every time I read or hear these hollow statements made by city leaders and developers. Why have a "we have arrived" attitude about development when REAL cities are always a work in progress?

I was looking at the Fort Worth Chamber of Commerce web site today and found a little tidbit of info:

PNL Cos., the Dallas-based owner of the former Tandy Center in downtown Fort Worth, is negotiating with convenience-store operator 7-Eleven for a store in the proposed redevelopment of the twin office towers and shopping-mall complex.

I noticed an ad for the condos in last night's Bass Hall program. First advertising I've seen.

BTW, Yamato (the Japanese drummers) were great.

Just realized this was for Two City Place (Office not residential) deleting and moving to Commercial section. Anyone know status of condos?

Not really but I did see a ad in the Fort Worth Business Press for the condos. With the makeover rendering. Also I read that the owner says he would do the condo and office project at the same time. But so far I mostly seen work on the north tower.

Looking good! Are they planning to replace all the glass on both towers? Maybe to a tint that's a bit less reflective?

They are planning to replace all of the glass in both towers. I think the glass is less reflective. They have been going before the DDRB for several consecutive meetings to get approval for various portions of the renovation project.

They have already replaced several floors with new glass on the south side of the north tower about half way up. It looks pretty good but it's hard to tell how reflective it is compared to the existing glass. It appears to have more of a green tint. Also, today I spoke with someone involved with the project who said the GOAL at this time is to sell these units for approximately $250 sq/ft.

Is there not a subject titled "ONE CITY PLACE?" I think there should be. Maybe I am missing it. I have not heard anybody mention that they are installing new windows on the top floor of the building as of yesterday. (11/1/06)

Would post pictures of it but never have been smart enough to figure out how. Can't find forum directions for posting pics either. Maybe one of you smart pic posters could lend a hand posting directions for us "digitally challenged" individuals. Gee does that qualify me for one of those premium parking spaces by the courthouse or a property tax break?

The red beams some of us saw several months back being hoisted up via cranes were platforms for HVAC related stuff. I'm seeing them pop up on the tops of several buildings now.

Better Business Bureau:  A place to find or post valid complaints for auto delerships and maintenance facilities. (New Features) If you have a valid gripe about auto dealerships, this is the place to voice it.
