That's great and fairly remarkable. I wouldn't say it's a bad location, but it doesn't seem like something a lot of people would stumble upon.

They've developed a pretty loyal following from what I can tell.  Part of their success is they run a lot of events (such as crawfish boils and Octoberfest) to draw people in from outside the immediate area.  They also have a pretty tasty pub grub menu.

 

The one problem they're constantly battling is the on again/off again enforcement of towing in the lot between the tavern and Lancaster.  Basically, none of that area is legal for use by patrons of the bar. They have us on-street parking on Lancaster, or go around and park in the TRE lot on Vickery.  (Or do what I do and ride a bicycle.)

I would say that's a pretty promising sign for the Lancaster corridor.

The Lancaster Corridor Redevelopment, LLC (LLC), recently entered into an Agreement with Beachwold Partners, LP (Beachwold) relative to the sale of the LLC's ownership in the property located at 250 West Lancaster Avenue, commonly known as the Pinnacle Bank Place Project (Project).  In connection with the Project, a separate parking garage, owned by the Central City Local Government Corporation (CCLGC), was constructed by the LLC with the use of Tax Increment Financing Reinvestment Zone Number Eight funds on the adjacent lot located at 246 West 15th Street, to serve the owners and tenants of the Project, and to provide public parking opportunities within the central city area. The CCLGC has voted to approve the transfer of ownership of the garage to the City at no cost to the City.
 
It is recommended that the City receive ownership of the parking garage from the CCLGC and enter into a Parking Lease Agreement with Beachwold, for the use of parking spaces required to serve the owners, residents, retail tenants, and guests of the Project.  An Agreement has been reached with Beachwold to lease 407 parking spaces in the parking garage, subject to the following general terms:
 
The term of the parking lease will be up to 99 years;
Annual lease revenue is $83,028 per year for years 1-5, with a 2.5% rate adjustment at 5 year increments;
17 parking spaces will remain as 30 minute spaces, free to the public;
25 parking spaces will be available for City employees;
52 spaces will be available at all times for use by the general public, with the first 2 hours being free between 6 a.m. and midnight;
Beachwold will be responsible for costs associated with the operation, maintenance and repair obligations of the parking garage, including elevators and electrical infrastructure; and
City will be responsible for costs of structural maintenance and repairs.

Son's of Liberty has become one of my favorite places to hang in downtown. It seems like I'm not alone either, it's usually quite busy. Love this place.

Yeah it has been pretty steady since it first opened. I really dig the place as a hangout. Not my favorite coffee location downtown, that belongs to Casablanca, but there is no space to hang out there.

I think there is a separate thread for this project on the north side of Lancaster between the Cherry and Lamar but I haven't found it. I've been watching the city building being slowly gutted over the past couple of weeks, but the big drop happened yesterday. I meant to grab some more pictures, but I got this on the way to lunch.

I think there is a separate thread for this project on the north side of Lancaster between the Cherry and Lamar but I haven't found it. I've been watching the city building being slowly gutted over the past couple of weeks, but the big drop happened yesterday. I meant to grab some more pictures, but I got this on the way to lunch.
